DASMEN Residential is seeking to hire a full-time Property Manager. This position is fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property. The Property Manager must embrace the concepts of Level 5 Leadership, Group Responsibility and Servant Leadership.
Reports toRegional Manager.
Wage StatusExempt (ineligible for overtime).
Responsibilities- Financial
- Demonstrate the ability to understand financial goals and operate the asset in the owners’ best interest.
- Maintain accurate records of all property transactions and submit on timely basis (e.g., rent rolls, delinquency reports, move-in/move-outs).
- Ensure that all rents and late fees are collected, posted and deposited in a timely manner.
- Generate necessary legal action, documents and processes in accordance with state and company guidelines.
- Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.
- Ensure that accounts payable invoices are submitted to the corporate office for payment, handle petty cash and all funds.
- Leasing
- Ensure property is rented to fullest capacity.
- Utilize marketing strategies to secure prospective residents.
- Confirm leasing staff techniques are effective in obtaining closings.
- Confirm leasing staff gather information about market competition in the area and file.
- Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, and marketing data to provide up-to-date information when requested.
- Represent the company professionally at all times.
- Administrative
- Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow.
- Confirm all leases and corresponding paperwork are completed and input into the system accurately and promptly.
- Ensure current resident files are properly maintained.
- Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.
- Lead the emergency team for the community and ensure proper response and handling of all emergencies with staff, residents, buildings, etc., within company guidelines to minimize liabilities (e.g., criminal activity, injuries, fires, floods, freezes).
- Resident Retention
- Address resident concerns and requests promptly to ensure resident satisfaction with management.
- Develop and/or implement resident retention programs (e.g., resident functions, promotions, newsletters).
- Distribute company or community-issued notices (e.g., bad weather, emergencies).
- Human Resources
- Screen, hire, orient and train new personnel using successful techniques and company directives.
- Ensure staff efficiency through ongoing training, instruction, counseling, and leadership.
- Plan weekly/daily office staff schedules and assignments.
- Administer action plans consistently and timely with performance problems; document appropriately, communicate with supervisor, HR Director, and terminate properly when necessary.
- Provide support to staff to encourage teamwork and a harmonious work environment.
- Handle administrative processes involving personnel in a timely manner (e.g., evaluations, salary reviews, time sheets, status changes).
- Maintenance
- Maintain community appearance and ensure repairs are noted and completed promptly; this requires regular inspections and tours.
- Ensure market-ready apartments meet quality standards.
- Walk daily through models and market-ready apartments and communicate service needs to maintenance.
- Record and communicate all service requests to maintenance.
- At least 3 years of experience as a Property Manager required.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Yardi Voyager experience required.
- College degree preferred; high school diploma/GED required.
- Demonstrate ability to apply logical thinking to define problems, collect data, establish facts, draw valid conclusions and take appropriate action.
- Positive attitude and ability to maintain a friendly demeanor.
- Fair Housing certification prior to interaction with prospects or residents.
- Competence in PC skills: keyboarding, internet search, math, Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
- Knowledge of OSHA laws and regulations.
- Willingness to participate in training to comply with new or existing laws.
- Ability to work evenings and weekends.
- Present self in a neat, professional manner at all times.
