Job Description Overview AtkinsRéalis is seeking an experienced Quantity Surveyor to support the commercial and cost management functions for major high-rise residential, commercial, hospitality, mixed-use, and large-scale building developments in Madinah, Saudi Arabia. The successful candidate will be responsible for quantity surveying, contract administration, cost control, valuation, variation management, and commercial reporting, ensuring projects are delivered within approved budgets and contractual requirements.
Your role Prepare and review Bills of Quantities (BOQs), quantity take-offs, and measurement reports for building construction projects. Verify quantities and assess work progress for contractor payment applications and interim valuations. Monitor project costs, commitments, and expenditures against approved budgets. Assist in the preparation and management of cost plans, cost forecasts, and cash flow reports. Review and evaluate contractor variations, claims, and change orders.
Prepare cost impact assessments for design changes and scope modifications. Maintain variation logs, change registers, and commercial records. Support contract administration activities in accordance with project requirements and FIDIC contract provisions. Review and validate subcontractor and supplier valuations and invoices. Assist in tender evaluations, procurement activities, and commercial assessments. Conduct quantity verification for civil, structural, architectural, façade, and MEP works.
Participate in value engineering initiatives and identify cost‑saving opportunities. Monitor project performance against approved budgets and commercial targets. Assist in the preparation of monthly commercial reports and management dashboards. Support extension of time (EOT) and claims assessments in coordination with planning and contracts teams. Coordinate with project managers, resident engineers, planners, contractors, and client representatives. Participate in commercial meetings, progress reviews, and project audits.
Assist in final account preparation, negotiations, and project close‑out activities. Ensure compliance with company commercial procedures and project governance requirements. Identify commercial risks and recommend mitigation measures.
Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline. MRICS or working towards professional chartership is preferred. Professional certifications in Quantity Surveying or Commercial Management are an advantage. Membership in a recognized professional body is desirable. 10 to 15 years of professional Quantity Surveying experience. Minimum 5 years of experience on high‑rise and large‑scale building projects. Experience with consultancy, PMC, developer, or contractor organizations.
Previous experience in Saudi Arabia or GCC countries is highly desirable. Experience from construction phase through final account settlement and project close‑out. Strong understanding of quantity surveying principles and industry best practices. Understanding of high‑rise construction methodologies and building systems. Ability to interpret architectural, structural, and MEP drawings for measurement and valuation purposes. Familiarity with commercial risk identification and mitigation.
