Salary: $150,000 – $250,000 per year. Base salary $140,000 – $180,000, annual bonus, and full benefits.

This Lead Superintendent is needed for a top developer on high‑rise, wraps, podiums, and garden style projects valued at $75‑250 M.
The Senior Superintendent is responsible for coordinating and supervising all phases of the field work performed by subcontractors and vendors in constructing high-density residential and mixed‑use projects. The position reports to the General Superintendent or Vice President of Construction and works directly with the Project Manager and other team members to ensure timely and safe completion of projects, adhering to quality and safety standards.

- Supervise and direct Assistant Superintendents, Punch Carpenters, and Laborers.
- Develop and maintain relationships with project building officials and inspectors, scheduling all required jurisdictional inspections and testing.
- Identify and recommend to the Project Manager regarding project risks, including safety/loss control, subcontractor/supplier issues, site conditions and logistics, scheduling, change orders, and document conflicts.
- Supervise and monitor work of all hired trades, punch carpenters, and laborers.
- Review subcontractor and vendor progress payment requests prior to final billing processing.
- Notice non‑performing subcontractors and, when necessary, request termination and hire replacements.
- Prepare punch lists and ensure completion of related work prior to inspections and product acceptance.
- Inspect subcontractor work to ensure it meets obligations and company quality standards.
- Create, maintain, and update project schedules; distribute updates to subcontractors and vendors, and inform the project team. Ensure tasks finished on time.
- Hold weekly safety and subcontractor meetings; maintain minutes.
- Ensure timely ordering, delivery, and storage of materials and parts required for construction per schedule.
- Monitor subcontractor compliance with safety policies, enforce job site safety procedures in compliance with OSHA.
- Review plans to identify mistakes and inconsistencies; recommend resolutions.
- Ensure duties not contracted out are completed by other means.
- Ensure documentation and paperwork organized within the filing system set by company policies.
The Role
- Bachelor’s Degree in Construction Management, Engineering, Architecture or equivalent (or ten years as a Senior Superintendent considered in lieu of a degree).
- Minimum ten years of experience in the multi‑family construction industry, supervising all phases of construction of high‑density residential and mixed‑use projects.
