Our scope includes interior fit‑out, finishing works, façade works, landscape, external architectural works, and design‑led execution packages. Terra Forma collaborates closely with designers, clients, suppliers, subcontractors, and site teams to turn concepts into well‑built, carefully coordinated spaces.

We are a young and growing company with a hands‑on culture. The right candidate will not be joining a slow corporate structure; they will be part of a growing execution team where their work directly affects project profitability, supplier performance, and delivery quality.

Role Description

This is a full‑time, on‑site role in Manama for a Quantity Surveyor & Procurement Coordinator
.

The role is central to Terra Forma’s commercial and execution process. The candidate will support the company from the quotation stage through procurement, cost control, supplier coordination, site progress verification, variations, and final account preparation.

This is not a desk‑only QS role. The candidate must be comfortable reading drawings, preparing quantities, calling suppliers, negotiating prices, comparing quotations, coordinating samples, preparing LPOs, tracking payment milestones, visiting sites when required, and supporting management with accurate cost information.

The role requires someone organized, commercially aware, detail‑oriented, and practical – someone who understands that good execution starts before the site begins, with accurate pricing, clear scope, controlled procurement, and proper documentation.

Key Responsibilities
  • Review drawings, specifications, site photos, client requirements, and scope documents.
  • Prepare quantity take‑offs, BOQs, cost sheets, and quotation breakdowns.
  • Source quotations from suppliers, subcontractors, and service providers.
  • Prepare cost comparison sheets and assist in supplier/subcontractor selection.
  • Negotiate rates, payment terms, delivery timelines, and scope inclusions.
  • Coordinate material samples, technical submissions, and approval follow‑ups.
  • Prepare Terra Forma quotation drafts for management review.
  • Identify missing scope, exclusions, risks, assumptions, and pricing gaps.
  • Prepare LPO drafts with clear scope, quantities, rates, payment terms, delivery requirements, and conditions.
  • Track supplier and subcontractor payment milestones.
  • Verify delivered materials and completed works before payment recommendations.
  • Visit sites when required to check quantities, progress, and payment eligibility.
  • Track project costs against approved budgets and issued LPOs.
  • Prepare and monitor variation cost breakdowns.
  • Support client progress claims and final account preparation.
  • Maintain organized records for quotations, procurement, LPOs, variations, invoices, payments, and project costs.
  • Coordinate with management, designers, site teams, suppliers, subcontractors, and accounts.
Project Types

The candidate may work across:

  • Interior fit‑out and finishing works
  • Gypsum, paint, flooring, joinery, glass, stainless steel, and decorative finishes
  • Façade works, aluminum, glass, cladding, coatings, and external finishes
  • Landscape works, paving, planters, irrigation, pergolas, outdoor lighting, and related scopes
  • Villa renovation and external architectural works
  • Supplier and subcontractor packages related to Terra Forma execution projects
Qualifications
  • Degree or diploma in Quantity Surveying, Civil Engineering, Construction Management, Architectural Engineering, Interior Architecture, or a related field
    .
  • 2–4 years of experience in contracting, fit‑out, finishing, façade, landscape, villa renovation, or construction‑related works.
  • Experience in BOQ preparation, quantity take‑offs, supplier coordination, procurement, cost comparison, and quotation preparation.
  • Ability to read drawings and extract quantities from AutoCAD/PDF drawings.
  • Strong Excel and numerical skills.
  • Good communication and negotiation skills.
  • Organized, accurate, and commercially aware.
  • Able to manage multiple quotations, suppliers, and project priorities at the same time.
  • Comfortable coordinating with designers, suppliers, subcontractors, site teams, accounts, and management.
