Property Management, Portfolio Manager
The Senior Property Manager / Director is responsible for the strategic and operational leadership of the property portfolio. This role oversees leasing, tenant relations, asset performance, and property management operations to ensure optimal occupancy, revenue growth, asset value enhancement, and service excellence across commercial, residential, and/or mixed-use assets.
KEY RESPONSIBILITIES, ACCOUNTABILITIES AND ACTIVITIES
General
Leasing & Commercial Strategy
- Lead the leasing strategy to maximize occupancy, rental yield, and long-term asset value.
- Oversee lease negotiations, renewals, restructurings, and terminations.
- Develop and implement pricing, incentive, and tenant-mix strategies.
- Maintain strong relationships with brokers, agents, and key tenants.
- Monitor market trends, competitor activity, and rental benchmarks.
Property & Asset Management
- Oversee day-to-day property management operations across the portfolio.
- Ensure assets are maintained to a high standard, aligned with brand and investment objectives.
- Implement preventative maintenance and lifecycle planning strategies.
- Manage service providers, FM companies, contractors, and consultants.
- Ensure compliance with local regulations, health & safety, and insurance requirements.
Financial & Performance Management
- Prepare and manage property budgets, forecasts, and operating expenses.
- Monitor NOI, rental collections, arrears, and cost controls.
- Drive cost optimization while maintaining service and asset quality.
- Prepare regular performance, valuation, and board-level reports.
Tenant & Stakeholder Management
- Act as the senior point of contact for key tenants and stakeholders.
- Resolve escalated tenant issues professionally and efficiently.
- Ensure strong tenant satisfaction, retention, and long-term relationships.
- Coordinate with legal teams on lease documentation and disputes.
BACKGROUND, QUALIFICATIONS & EXPERIENCE
Qualifications
· Experience with commercial, retail, residential, or mixed-use portfolios.
· Exposure to real estate investment, asset management, or development.
· Knowledge of GCC property laws and leasing practices.
· Bachelor’s degree in Real Estate, Business, Finance, or a related field.
· Minimum 10–15 years of experience in property management and leasing.
· Proven leadership experience managing large or multi-asset portfolios.
· Strong background in commercial leasing and negotiations.
· Solid understanding of property finance, budgeting, and asset performance.
· Experience working with investors, boards, or senior stakeholders.
Skills

· Proficiency in property management software and financial analysis tools.
