Thomas Custom Builders, a family-owned design-build firm specializing in custom residential construction in Northern Virginia, is seeking a skilled Construction Estimator to join our growing team. The Estimator will play a vital role in analyzing project documents, preparing accurate cost estimates, and collaborating with the design and field teams to ensure successful project delivery. • Analyze drawings, specifications, and project documentation.
• Assemble accurate and timely estimates for Stipulated Price, Design‑Build, and Construction/Project Management projects.
• Provide clear, detailed quantity take‑offs.
• Write, detailed, project specific, scopes of work for proposals.
• Organize subcontractor quotations, negotiate pricing, and issue documented purchase orders.
• Calculate and track all material, labor, and project costs.
• Develop complete project budgets and cost breakdowns.
• Consult with design teams, field staff, and subject matter experts to ensure accurate estimates.
• Work with field personnel to address pricing or cost concerns.
• Maintain unit pricing and cost databases.
• Participate in client meetings to discuss project options and budget guidelines.
• Support project progress by providing well‑documented files and cost records.

• 3+ years of proven estimating experience, including projects up to $2 million.
• Experience in the ICI (Industrial, Commercial, Institutional) building sectors preferred.
• Strong math, science, analytical, and critical thinking skills.
• Proficiency with estimating software and spreadsheet design.
• Detail‑oriented with excellent organizational skills.
• Exceptional written and verbal communication abilities.
• Knowledge of plumbing, electrical, HVAC, and mechanical systems.
• Ability to work effectively as part of a team in a fast‑paced environment.
• Valid driver's license and reliable vehicle.
• Degree or certificate in engineering, architecture, or construction management is an asset.
