Pay: $85,000–$95,000+ annually (based on experience)

Are you passionate about precision, craftsmanship, and helping turn dream homes into reality? Thomas Custom Builders is seeking a skilled Residential Construction Estimator to join our dedicated team in Manassas, VA.

As a Residential Construction Estimator, you’ll play a key role in the success of our design-build projects throughout Northern Virginia. You’ll analyze project documents, prepare detailed cost estimates, and collaborate closely with our design and field teams to ensure each project meets our high standards of quality and accuracy.

• Review drawings, blueprints, and specifications to develop accurate project estimates.
• Prepare cost estimates and quantity take-offs for custom homes, additions, and remodels.
• Solicit, review, and negotiate subcontractor bids and pricing.
• Develop detailed scopes of work, budgets, and material cost breakdowns.
• Maintain cost databases and track material and labor pricing.
• Collaborate with project managers and design staff to refine budgets and ensure accuracy.
• Support client meetings with clear cost information and documentation.

• 1+ years of estimating experience in residential or light commercial construction (projects up to $2M preferred).
• Strong analytical and math skills with attention to detail.
• Knowledge of residential building systems, including mechanical, electrical, plumbing, and HVAC.
• Proficiency with estimating software and spreadsheet tools.
• Excellent communication and organizational skills.
• Degree or certification in construction management, engineering, or architecture preferred.
• Valid driver’s license and reliable transportation.

• Salary: $85,000–$95,000+ annually (based on experience)
