The RoleWe are recruiting for a Maintenance Technician to support a residential portfolio in the Manchester / Salford area. Working closely with the on-site and regional teams, this role plays a key part in delivering a safe, well-maintained environment and an excellent resident experience.
The successful candidate will take ownership of day-to-day maintenance operations, ensuring standards are consistently high across both communal areas and apartments, while supporting health & safety compliance and cost efficiency.
This position reports into the City Manager and works collaboratively with Community Management, Facilities Management, and wider operational teams.
Mobilisation & Site OperationsSupport the creation and implementation of operational processes and procedures
Work with regional teams to ensure sites are fully prepared for resident occupation
Assist with snagging and defects management during mobilisation and ongoing operations
Complete agreed daily and weekly maintenance tasks
Ensure property security, including minor repairs to doors, locks, and windows
Carry out painting and decorating works as required
Replace light fittings and undertake basic electrical works (where qualified)
Complete routine water hygiene tasks, including tap flushing
Repair and install furniture, fixtures, fittings, TVs, shelving, and wall-mounted items
Undertake minor plumbing works such as unblocking sinks, replacing washers, and de-scaling
Monitor utilities and provide meter readings when required
Maintain appropriate stock levels of tools and spare parts
Communicate effectively with colleagues and contribute positively to team culture
Deliver planned and reactive maintenance across communal areas, apartments, and external spaces
Carry out routine testing of fire alarms, emergency lighting, sprinklers, and related systems
Identify issues requiring specialist contractors and provide clear scopes of work
Monitor contractors on-site to ensure compliance with site rules and permit-to-work systems
Ensure compliance with all statutory health & safety legislation, COSHH, and environmental standards
Proactively identify and report risks to residents, staff, and visitors
Support emergency procedures and incident management when required
Assist with apartment turnaround processes, including inspections and remedial works
Ensure all maintenance and H&S tasks are recorded accurately for audit purposes
Maintain tools, equipment, and documentation to a high standard
Keep qualifications up to date and attend required training
Undertake ad-hoc duties as required by senior management
Respond to resident maintenance requests promptly and professionally
Take a resident-first approach to service delivery
Contribute to positive resident feedback and online reviews
Support the smooth operation of the resident journey from move-in to move-out
Assist with fostering a welcoming, community-focused environment
Minimum 2 years’ experience in a similar maintenance or facilities role
Strong knowledge of health & safety, risk assessments, and PPM
Qualified and competent to complete minor electrical works
Basic plumbing and mechanical knowledge
Practical, solution-focused approach with strong attention to detail
Experience working to KPIs and service standards
Excellent communication skills (written and verbal)
IT literate with a working knowledge of MS Office and maintenance systems
