  • An exciting temporary opportunity has arisen for a resident site manager for The St John's Gardens private residential development (172 apartments) in the heart of Manchester city centre near the Science Museum.
  • The role requires extensive liaison with visiting contractors Including monitoring their work, together with maintaining the established gardens in conjunction with residents and carrying out basic maintenance and repairs.
  • A recently refurbished, rent-free apartment is provided with the role as the post holder will be required to reside full time on site.
About the Team/Service
  • The post holder will be part of the Development and Investment Team within the Growth and Development Directorate.
  • The team is responsible for the management of all MCC owned Investment Estate property assets, which includes the St John's Gardens development.
About the Candidate
  • The role requires a high degree of confidence and self-motivation, as is largely unsupervised.
  • The site manager is the first point of contact for residents, visiting contractors and MCC colleagues so the candidate will need very good interpersonal skills. A positive, helpful and diplomatic attitude is essential.
  • Experience and knowledge of garden maintenance and basic property maintenance is required.
  • Due to the nature of the post, there will be a requirement to work a degree of flexible hours.

  • Communication skills - Demonstrates an understanding of the views of others and communicates in a realistic and practical manner using appropriate language and medium, listens attentively to views and issues of others and responds to issues arising.
  • Analytical Skills - Ability to engage with stakeholders to identify information needs and to know how to go about obtaining the relevant information.
  • Planning and Organising - Demonstrate the ability to organize multiple tasks in the most effective way, and allocate time and energy according to task complexity and priority
  • Problem Solving and Decision Making - Is able to make effective decisions on a day-to-day basis, taking ownership of decisions, demonstrating sound judgement in escalating issues where necessary. Be logical in thinking and explain reasoning behind decisions or actions taken
  • Creative Skills - Ability to think creatively and provide innovative solutions to problems. Has ability to develop new approaches to finding solutions outside of existing parameters.

Desirable requirements that would be useful in this role:

  • The hours of the service are normally Monday to Friday 9:00am - 5:00pm however, the post holder will need to be willing to work flexibly, including some evenings and occasional weekends, to meet the needs of the service.
  • Ability to use basic hand tools and physically able to lift and carry equipment and materials.
