We are seeking a Property Manager (Home Ownership Specialist) to join our Home Ownership team on a permanent basis. The purpose of the role is to provide a professional, cost effective and high-quality property and leasehold management service, managing a portfolio of properties across a range of dispersed sites.

• Deliver a proactive and professional, high-quality property & leasehold management service to leaseholders and landlords. Delivering all aspects of the service including scheme inspections, staircasing, lease extensions, Management Packs (LPE1), permissions and the interpretation of complex lease clauses. Develop a clear understanding of individual lease covenants and obligations and ensure that those lease covenants and obligations are fully met, and appropriate action is taken in respect of breaches of Lease.
  
  Take ownership of all elements of your sites, working with colleagues across the business to deliver a comprehensive and compliant service.

• Provide professional and effective written and verbal communications. Attend leaseholder meetings, positively engaging with customers. Strive to provide a service that delights our customers.

• Conduct regular comprehensive scheme inspections to monitor the upkeep of the property, grounds and standard of services. Identify repairs and maintenance issues and health and safety hazards and action accordingly. Ensure all necessary health and safety checks are carried out. Respond to health and safety concerns raised by leaseholders or third parties.

• Work closely with the finance team to produce accurate service charge demands and year end accounts for leaseholders at all sites within the required timescales. Monitor expenditure throughout the year and take appropriate action in relation to considerable variances including communicating this to leaseholders.
• Ensure sinking funds and accounts contain suitable levels of balance that will facilitate the effective management of the portfolio.

• Work in partnership with colleagues to set an annual major works programme for each site. Ensure appropriate s20 consultation is undertaken, including dispensation where necessary. Ensure planned and cyclical works are effectively delivered and monitor progress.

• Work in partnership with colleagues across the business to provide a joined-up service offering that drives positive customer satisfaction. Contribute to the on-going development of the service incl. policies and procedures.
