The Property Manageris fully accountable for all day-to-day property operations,overseeingandenhancingthevalueof the property,andensuringthepropertyteamispositiveandsuccessful.

Supporttheproperty'sfinancialgoals,managetheassetintheowners'bestinterestandinaccordancewith

Company policies.

Maintain the highest levelof customer service and online presence

Maintainaccuraterecordsofallcommunitytransactionsandmetrics(i.e.,rentrolls,delinquency reports,move-in/move-outs, etc.).

Ensurethatresidentfilesaremaintainedinaccordancewiththepropertyregulatoryagreement,restrictivecovenantsandLURA.

Assistinthepreparationof theannualbudgetandincomeprojections

Ensurethatallrentsandlatefees/checkchargesarecollected,posted,anddepositedinatimely manner.

Follows the Company'sestablishedproceduresandstateorlocallawsrelatedtoevictions.

Provide constant vendor/contractor communications concerning scheduling, billing, vendorrelationsandappropriatevendorcredentialing.

CompletepropertyPCard(Petty Cash Card ) reconciliationsmonthlytoincludereceiptuploadsandproperGLcoding

Ensurepropertyisleasedtothefullestcapacity,basedontheobjectivesoftheownership.

Utilizemarketingstrategiestosecureprospectiveresidents.

Ensuretheleasingstaffareutilizingeffectivesalestechniques.

Confirmleasingstaffisgatheringinformationaboutmarketcompetitioninthearea.

Continuallymonitorsandanalyzes traffic logs,conversion ratios,budget guidelines,renewal information,and marketing data,togiveup-to-dateinformationwhenrequested.

Ensure the leasing and maintenance team members attendallrequiredtrainingclasses andparticipateingeneraltrainingrelativeto their position.

Representthecompanyinaprofessionalmanner.

Providingoversightoftheteamtoensure Companyproceduresarebeingfollowed

Confirmallleasesandcorrespondingpaperworkarecompletedaccuratelyandentereddailyintothe

software system.

Follow Company Emergency Response Plan for the community. Ensure proper response and handling of all community emergencieswithstaff,residents,buildings,etc.withincompanyguidelinestominimizeliabilities(i.e.,criminal activity, employee/resident injuries, fires, floods, etc.).

Addressresidentconcernsandrequestsontimelybasis

Develop and/orimplementresidentretentionprograms(i.e.,resident functions,promotions,newsletters,etc.).

Ensure distribution of all company or community-issued notices (i.e.,bad weather, emergency, etc.)in the Resident Portal.

Consistentlyenforcepoliciesofthecommunityinconjunctionwith Fair Housing Laws .

Usesuccessfultechniquesandcompanydirectivestoscreen,hire,orientandtrainnewpersonnel.

Ensureefficiencyofstaffthroughongoingtraining,instruction,counselingandleadership.

Plan weekly/dailyofficestaffschedulesandassignmentsandconductteammeetingsaminimumofweekly.

Coordinatemaintenancescheduleandassignmentswith Service Manager .

Administerperformancecounseling consistentlyandina timely manner.

Work withthe Human Resources teamtoensureappropriate documentationandcommunicationwiththeappropriateteammembers.

Support Staff, encourageteamworkandleadasanexample.

Ensure all administrative processes involving personnel are handledwithinthe specified deadline

Maintaincommunityappearance

Ensurethatmodelsandmarketreadyapartmentsarewalkeddaily- coordinate repairs as needed

Ensurethatallservicerequestsarerecordedandcommunicatedtomaintenance.

Ensurethatallcompletedservice requestsarefollowed-upwithin
24hoursofcompletion.

Learnandensurecompliancewithallcompany,local, state,andfederalsafety rules.

Ensurethatunsafeconditionsarecorrectedin atimely manner.

Directstafftofollowa"safetyfirst"principle.

Attendanceisimperativeandthispositionwillberequiredtomaintainregularonsiteofficehours.

Achieve Fair Housingcertificationpriortointeractionwithprospectsorresidents .
