Assistant Community Manager

The Assistant Community Manager operates under the supervision of the Community Manager, overseeing everyday operations and financial functions of the housing community. The role plays a vital part in rent delinquency collection, financial management, personnel leadership, leasing, maintenance, and risk management to maintain compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities Financial Management
  • Posting all payments and income from applicants, current residents, and non‑current residents accurately and timely.
  • Processing and reconciling daily account receivables.
  • Monitoring and following up on bad debt, including preparing late notices, resident and guarantor contacts, and evictions filings.
  • Helping the property meet budgeted revenues, expenses, and Net Operating Income.
  • Posting all charges to resident accounts, including bill‑back of utilities where applicable.
  • Conducting end‑of‑month closing procedures and reporting.
  • Maintaining accurate records and auditing resident files for accuracy.
  • Walking units and posting move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Regular/daily onsite attendance is required.
  • Screening, hiring, training, coaching, and developing onsite staff using company directives.
  • Providing ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks.
  • Promoting harmony and quality job performance through support and effective leadership.
  • Ensuring staff compliance with company policies and procedures.
  • Managing lease‑related activities, including closing, follow‑up, documentation, and reporting.
  • Implementing marketing strategies and systems outlined in the annual marketing plan.
  • Addressing resident complaints, concerns, and requests to ensure satisfaction.
  • Developing and implementing resident retention programs such as events and newsletters.
  • Effectively showing, leasing, and moving in prospective residents.
Administrative Management
  • Providing excellent customer service and monitoring maintenance service request turnaround.
  • Maintaining property appearance and ensuring repairs are completed promptly through regular inspections.
  • Assisting with supervision of all business functions related to operations.
  • Planning and using property resources and supplies economically, including obtaining bids, pricing, and managing vendor relationships.
Education / Experience
  • High‑school diploma or equivalent; bachelor’s degree preferred or two years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Basic computer skills and understanding of onsite software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular stationary position, often standing or sitting for prolonged periods; repetitive wrist, hand, and finger motions; and assessment of accuracy, neatness, and thoroughness of work.
  • Movement between work sites; occasional ladders, stairs, scaffolding, and confined spaces; overhead work and reaching; lifting and moving objects up to 25 lbs.
  • Operating machinery, power tools, and motor vehicles or golf carts.
  • Work overtime, weekends, night hours (emergencies); small or enclosed spaces; extreme temperatures; outdoor environments; exposure to hazardous chemicals.

Salary Range: $19 per hour to $21 per hour.
