Job Summary
Apply maintenance skills and customer service skills to ensure the overall maintenance of the property, ensuring all physical aspects meet applicable laws and company standards. Troubleshoot and repair all aspects of the property and its units, including plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall. Work may be performed independently or as part of a team. This position operates within an environment that respects Fair Housing laws and Equal Employment Opportunity principles.
Primary Responsibilities
- Troubleshoot daily work orders for residents, prioritizing service requests and ensuring timely completion.
- Prepare vacant units for new residents, ensuring they meet company standards and checklists.
- Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance.
- Conduct walk-throughs of the entire property to ensure everything is in working order; address issues as needed.
- Prepare for inspections.
- Schedule outside contractors for projects, if necessary.
- Be available for quick response if on-call duties are required, per company policy.
- Attend staff meetings as required or requested.
- Perform other responsibilities as assigned by Maintenance Supervisor, Maintenance Manager, or Property Manager.

plumbing, electrical, heating/cooling, carpentry, appliance repair, painting, drywall. - Appliance Repair: troubleshooting and repairing appliances, cleaning lint screens, repairing pumps, water heaters, and replacing parts as needed.
- Carpentry: proper use of hand and power tools, cabinetry, door hanging, hardware installation, drywall repair, window repair, shelving installation.
- Electrical: replacing outlets, switches, fixtures, circuit breakers, understanding fire and security systems.
- Groundskeeping: maintaining landscaping and snow removal equipment, operating lawn and snow removal equipment.
- Housekeeping: understanding MSDS, using cleaning chemicals safely.
