Position Summary:
We are seeking a highly skilled and detail-oriented Property Accountant with solid experience in commercial real estate and property management accounting. The successful candidate will be responsible for full-cycle property accounting, investor reporting, tax compliance, and financial analysis across our portfolio. This role requires someone who thrives in a fast-paced, entrepreneurial environment and can work closely with management and external stakeholders.
- Review, code, and enter vendor invoices into the accounting system.
- Match invoices to purchase orders or work orders where applicable.
- Assist with vendor statement reconciliations and follow up on discrepancies.
- Support timely weekly or bi-weekly payment runs.
- Prepare and send monthly rent invoices or recurring charges.
- Apply tenant payments and update AR ledgers.
- Assist with AR aging reports and basic follow-ups on overdue accounts.
- Help calculate simple tenant chargebacks (utilities, parking, etc.).
- Prepare basic journal entries (accruals, reclasses, prepaid amortizations).
- Assist with bank reconciliations and other supporting schedules.
- Compile documentation for Property Analyst review.
- Maintain accurate GL coding for routine transactions.
- Update lease abstracts and maintain key data in system.
- Process rent step increases, occupancy changes, and tenant move-ins/move-outs.
- Check lease terms to ensure correct billing of rent, CAM, and other charges.
- Assist in preparing monthly property packages and supporting documents.
- Maintain organized electronic files for invoices, leases, and reconciliations.
- Generate basic reports from the ERP system as needed.
- Ensure proper backup and audit trails for AP and AR activities.
- Assist with HST/GST documentation and filing support.
- Follow company approval matrix and control procedures.
- Diploma or Bachelor's degree in Accounting, Finance, or Business Administration (preferred).
- Enrollment in CPA program or intention to pursue CPA is considered an asset.
- 2 years of accounting experience preferred (AP/AR, bookkeeping, or internship/co‑op roles).
- Proficient knowledge of property management accounting (TMI, rent rolls, lease accounting).
- Experience with investor reporting and private equity/real estate fund structures is an asset.
- Exposure to month-end processes (journal entries, reconciliations) is helpful.
- Strong attention to detail and high accuracy.
- Time management and ability to meet tight deadlines (month-end).
- Good communication skills—professional interactions with tenants and vendors.
- Highly organized and able to work collaboratively in a fast-paced environment.
- Strong problem‑solving and organizational skills.
- Proficiency with Quick Books or similar real estate accounting systems.
- Advanced Excel and working financial modeling skills.
