  • What You’ll Be Doing: Reporting to the Senior Director, Real Estate Development & Construction, the Senior Project Manager oversees the planning, execution and completion of real estate development and construction projects across the organization. This role ensures projects are delivered on time, within budget and to the highest quality standards. The Senior Project Manager plays a pivotal role in carrying out the organization’s long-term care development, retirement development and capital renovation initiatives.

  • Oversee construction projects from initial development of scopes of work and permit applications to completion and occupancy and ensure completion is as per design.
  • Work with, and project manage internal and external stakeholders to achieve optimal design and specification for projects.
  • Manage consultant teams, direct building plans, establish project budgets and milestone schedules.
  • Work with and manage contractors to define, refine and deliver on scopes of work.
  • Manage multiple new build and renovation projects individually and as team, simultaneously.
  • Determine, monitor and successfully manage adhesion to the construction budgets and schedules ensuring projects are in accordance to specification and well prepared for occupancy.
  • Organize building and project approvals such as building permits, occupancy and close out permits for projects.
  • Lead project meetings with internal and external parties to monitor and support the team’s ongoing development program.
  • Act as owner’s representative when coordinating with consultants, construction manager/contractors and external consultants in delivering projects.
  • Develop, implement and monitor the construction schedule to deliver the project on time and under budget.
  • Develop and deliver progress reports, proposals, requirements, documentation and presentations.
  • Ensure adherence to all health and safety standards and report issues.
  • Participate in, prepare and submit construction project budget estimates.
  • Plan and prepare construction schedules and milestones and monitor progress.
  • Prepare contracts and negotiate revisions, changes and additions to contractual agreements.
  • Oversee, process and verify progress preparation payments.
  • Oversee overall project closeout, including document archival, maintenance and warranty manuals, deficiencies, and warranty work. Conduct post-mortem analysis on each project.
  • Negotiate and manage construction and renovation activities and contracts within approved guidelines and capital budget appropriations. This will include negotiation of contract terms and conditions, fees and/or contract values, deliverables, quality control, and legal accountability.
  • Engage as a trusted and valued member of the Development team and organization.
  • Participate in due diligence activities for land, acquisitions, consultants and builders as they arise.
  • Stay current with industry practices; identify new, innovative construction methods and initiatives.
  • Seek opportunities to mitigate risks for each project.
  • Support the decommissioning of sites as required.
  • Performing other relevant duties as assigned.
