We are searching for a Director of Real Estate who will build and lead an in-house property management company. Currently the company has a diversified portfolio of approximately 2 million sq. ft. of industrial, retail and office assets, held through 14 GP/LP and corporate entities.
Strengthen internal processes for cost allocation, coding, and documentation4. Audit & Lender Compliance
Prepare full year-end audit working papers and supporting schedulesAct as the primary liaison with external auditorsManage all annual lender requirements, including:Property financial statementsRent rollsDSCR/LTV compliance calculationsBudgets and CAM/TMI packagesSupporting schedules and documentationSupport refinancing, loan renewals, lender due diligence, and covenant tracking5. Investment Analysis & Acquisitions
Build financial models for new acquisitions and refinancing scenariosConduct NOI, cap rate, DSCR, IRR, and sensitivity analysesEvaluate debt structures (LTV, amortization, refinance return scenarios)Prepare investment memos and recommendations for ownershipParticipate in due diligence for acquisitions and financing events6. Systems, Processes & Team Leadership
Implement and optimize property management/accounting systems (Yardi, MRI, etc.)Drive process improvement, automation, and reporting efficiencyLead, mentor, and supervise property accounting staffEstablish strong internal controls and financial discipline across the real estate platformQualifications
7–12 years of experience in real estate finance or property accountingSolid understanding of office, retail, and/or industrial real estate operationsProven experience with CAM/TMI budgeting and reconciliationStrong financial modelling skills (NOI, DSCR, IRR, cap rate, refinance scenarios)Advanced Excel skills;
Yardi/MRI experience is a strong assetCPA designation (or strong accounting foundation) preferredExperience working with lenders, auditors, and ownership groupsAbility to work independently and build systems and processes from scratchStrong communication, leadership, and problem-solving abilitiesComfortable operating in an entrepreneurial, high-accountability environment
