Service Technician – Drucker + Falk, LLC
The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification is preferred.
Essential Duties and Responsibilities- Perform repairs to make‑ready units in a timely manner.
- Be responsible for 24‑hour on‑call as scheduled by the Service Manager and respond to paging.
- Assist the Service Manager or Housekeeper with their work when necessary.
- Assist Grounds personnel with trashing out units when necessary.
- Assist the Service Manager with inventory control and use of maintenance materials and supplies.
- Inspect property for improvements and repairs and review with the Service Manager.
- Perform and assist with work order requests.
- Ensure that grounds are free of litter at all times.
- Operate and perform scheduled maintenance properly on all equipment.
- Know the location of gas and water meter emergency cut‑offs, all apartment and fixture cut‑offs, and sewer clean‑outs.
- Paint interior and exterior when required.
- Respond to maintenance requests and follow the Service Manager’s directions when communication is available.
- Maintain a professional appearance in uniform and display a good attitude at all times.
- Be immediately available in the event of snow or other emergencies.
- Follow Maintenance General Operating Policies.
- Keep the maintenance shop clean and organized at all times.
- Be available for after‑hours on‑call on a rotating basis.
- Perform other duties as assigned.
- Must have reliable transportation.
- HVAC skills – CFC certification.
- CPO certification preferred.
- Plumbing, electrical, and carpentry skills.
- Knowledge of SDS and OSHA.
- 608 Refrigerant Certification preferred (training provided if necessary).
- Current driver’s license.
- Position may require night, weekend, and holiday work.
- Required to be on call.
- Work performed both inside and outside, even in extreme temperatures.
Education and/or
Experience:
High school diploma or GED; or 1–3 months related experience and/or training; or an equivalent combination of education and experience.
Certificates, Licenses, Registrations: Current driver’s license, CFC Certificate (where needed).
Other
Skills and Abilities:
HVAC, plumbing, carpentry, electrical skills; pool certification if required.
Physical demands:
The employee is regularly required to stand, walk, use hands, reach, sit, climb, stoop, kneel, crouch, or crawl; must frequently lift and move up to 100 pounds; specific vision abilities include peripheral vision and depth perception. Reasonable accommodations may be made for disabilities.
Work environment:
The employee is exposed to moving mechanical parts, toxic or caustic chemicals, weather conditions, electrical shock; risk of wet/humid conditions, high or precarious places, fumes, extreme cold or heat, vibration. Noise is usually moderate.
