Property Maintenance Technician

Job Summary

This position will take care of the properties, varying in location, keeping them in a clean, safe, and good working condition.

Responsibilities include:

• Carpentry

• Maintaining alarm & key fob systems

• Fixing/hanging doors

• Replacing or repairing locks

• Replacing windows

• Fixing property plumbing (faucets, toilets and drains)

• Installing new toilets, sinks, tubs & surrounds, dishwashers, disposals, etc.

• Replacing electric switches, outlets or adding new outlets, lights, fans etc.

• Vinyl, Tile or carpet repairing & installing

• Gutter cleaning and replacing

• Repairing or installing roofing: flat roof, rubber roof, shingle

• Painting

• Dry walling repairs and ceiling repairs

• Trouble shooting on appliances

• Trouble shooting on HVAC

• Turning apartments

• Picking up exteriors

• Driving to site of repair needed

• Any additional items as assigned by manager

Principle Contacts Inside/Outside the Company

This position will mainly be interacting with the Senior Property Manager, Property Manager and the tenants/customers they are helping.

Competency or

Position Requirements

• Valid driver's license with a good driving history

• Van or truck owner strongly preferred

• Tools of your own to be used on jobs

• Personal cell phone with ability to text and e-mail

• Must be self-motivated, trustworthy and have good work ethic to be successful working with little supervision

• Must have strong communicating skills, detailed oriented, ability to follow instructions, ability to work well with others and also alone

• Must be available for rotating on call

Education and /or Experience

• High School Diploma or equivalent

• Prior maintenance experience

• Prior experience as an apartment maintenance is strongly preferred

• Any Building and Grounds Certificates are preferred

• HVAC certification

Equipment Used

This position will use a ladder, augers, power hand tools, cell phone in addition to all kinds of various tools and/or machinery depending on the project or work order.

Working and Physical Conditions

This position will be working indoors and outdoors, lifting, sitting, climbing, walking and traveling between properties.
