The Outside Sales Loan Officer is responsible for building a highly visible reputation as the mortgage loan expert in assigned areas, generating quality mortgage loans that meet the criteria of Primis Mortgage products. The officer discusses client needs, recommends appropriate loan products, helps customers assemble comprehensive loan packages, and collaborates with underwriting throughout the loan process.
Essential Functions- Assist clients and referral sources primarily away from the office and sub-branch offices.
- Develop strategic relationships with realtors, title companies, financial planners, stockbrokers, insurance agents, banks, credit unions, attorneys, and accountants to generate referrals; meet face-to-face regularly to maintain contact and create new sales opportunities.
- Work with senior management to collect and track data related to loan originations, aiming to identify the most cost‑effective and efficient path to generating loans.
- Evaluate creditworthiness by processing loan applications and documentation within specified limits.
- Interview applicants to determine financial eligibility and feasibility of granting loans.
- Process all credit reports, enter approval information, and resolve issues to secure loan approval.
- Maintain reliable, predictable attendance.
- Comply with industry regulations, requirements, and state/federal laws applicable to the role.
- Conduct cold‑call visits and deliver marketing materials to realtors’ offices.
- Attend seminars, trade shows, and open houses, and network with potential customers; follow up with prospects.
- Maintain and update product and program knowledge.
- Resolve all issues and maintain knowledge of loan services procedures.
- Prepare loan submission documents and manage all loan payment methods.
- Communicate with internal departments to facilitate loan processes.
- Collaborate with funding center to prepare closing processes and maintain account records.
- Monitor loan applications and document underwriting processes.
- Document underwriting transactions and update credit history accordingly.
- Develop debt payment plans and determine applicable ratios and metrics.
- Maintain compliance with Bank policies and federal regulations, including Bank Secrecy Act, SAR, CTR, FACT Act, CRA, EEO, and fair employment practices.
- Perform additional duties as assigned.
- High school diploma or equivalent.
- Bachelor’s degree in business, banking, or finance preferred.
- Required to possess all applicable licenses.
- Minimum of 3 years of experience as a Loan Officer or similar role.
- Proficiency in banking software and MS Office.
- In-depth knowledge of closing procedures, loan processes, and documentation.
- Strong understanding of current regulatory requirements affecting mortgage loans.
- Demonstrated judgment and decision‑making ability.
- Excellent and effective presentation and communication skills, both verbal and written.
- Professional demeanor, ability to work well with others, and shift priorities in a fast‑paced environment.
- Highly organized, detail‑oriented, and capable of independent work with minimal direction.
- Ability to prioritize and manage day‑to‑day tasks efficiently; recognizes and clarifies concerns.
- Capability to handle confidential financial information appropriately.
- Ability to manage stressful and difficult situations tactfully.
- Strong problem‑solving skills.
- Occasional stationary position at a desktop computer.
- Frequent repetitive use of hands/arms, typing, writing, phone & computer use.
- Continuous verbal and written communication in‑person, phone, and electronic.
- Major portion of time spent outside the office, working with referral sources and networking.
- Minimal time in the physical office location handling administrative duties as needed.
