Maintenance Technician
Salary: $21 to $24 per hour

We’re looking for a talented maintenance technician who will be responsible for addressing an array of apartment and property maintenance duties as specified by the maintenance supervisor and/or property manager, while upholding the highest standards in customer service, curb appeal, and safety.
- Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds, as dictated by state guidelines.
- Carry out general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more.
- Maintain the work order system, ensuring all orders are completed on time to company standards and resident satisfaction.
- Inspect property grounds, buildings, and common area amenities to maintain safety and cleanliness, identifying issues requiring maintenance, repair, or replacement.
- Assist with property emergencies such as snow removal, inclement weather, fires, and floods.
- Promptly communicate maintenance issues to leadership.
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Participate in emergency on‑call/after‑hours maintenance assignments, adhering to response times and addressing issues appropriately.
- Promote customer satisfaction by maintaining cleanliness and curb appeal and interacting courteously with residents.
- Foster positive, collaborative relationships with residents, other properties, and agencies.
- Maintain a professional appearance and demeanor at all times.
- Adhere to all components of the company risk management program.
- High school diploma or equivalent is required.
- At least one year of experience in the property management industry or a directly related field.
- Possess general maintenance and general carpentry skills.
- Must maintain a valid driver’s license, a clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Ability to use general office equipment such as telephone, fax machine, printer, copier, and key‑track system.
- Excellent customer service and interpersonal skills.
- Strong organizational and time‑management skills.
- Ability to multi‑task.
- Basic math proficiency.
- Ability to defuse situations involving angry or difficult people.
- Maintain confidentiality.
- Maintain professional appearance and comply with prescribed uniform policy.
- Comply with all safety requirements.
