September Bloom Inc. is a commercial and residential general contractor in McMinnville TN, seeking a Commercial Construction Project Manager experienced in apartment, hotel, or school construction to join our team. The selected candidate will have minimum 5 years of hands-on construction experience as a Commercial Project Manager, with strong end-to-end understanding of the construction process, management of the project and quality control.

The Project Manager is responsible for the estimation, scheduling, material supplies, subcontractor management and overall management of commercial and large-scale multifamily construction projects. They, in collaboration with the Lead Superintendent, are responsible for the project in its entirety, from conception to completion.

Responsibilities:

Coordinate with all the stakeholders involved in the project (ie. superintendents, architects, engineers, company management and subcontractors) to coordinate all the tasks seamlessly to completion.

During the design phase of the project, work closely with architects, engineers, interior designers and company’s management to finalize the design and the finishes and provide inputs on construction feasibility.

Review plans thoroughly prior to construction and provide any feedback and comments to the design teams and management regarding feasibility and construction methods.

Responsible for developing the budget, monitoring planned vs actual costs and ensuring the project is on track based on the budget forecasts.

Responsible for developing, monitoring and updating the schedule to ensure the project is on track and take any remedial actions as necessary in case of deviations.

Work closely with the recruitment team to procure the required subcontractors for different trades for the project.

Establish subcontracts and enforce contract terms in case of subcontractor non-compliance or default. Coordinate with the legal team as necessary.

Establish and maintain vendor relationships for material procurement and enforce standard operating procedures with them.

Lead material tracking, procurement and inventory management and support the Lead Superintendent with site organization.

Generate reporting on budget, schedule, progress on the ground and any other metrics and discuss with key stakeholders weekly.

Ensure safety protocols and housekeeping standards are being maintained at the job site while personally complying with all such protocols and standards.

Process RFI’s, submittals, and change orders

Approve pay requests as per the payment schedule as defined in the contract after ensuring the work has been completed and delivered with high quality as per expectation based on the inputs from the Lead Superintendent.

Plan for the materials needed and procure them in a timely manner

Lead project close-out and warranty administration

Approve all appropriate project expenditures

Train and mentor junior staff

Qualifications:

Degree in construction technology, construction management, engineering, or related discipline; bachelors preferred or associates degree combined with relevant experience

Minimum 5+ years experience as project manager on commercial projects

Ability to read and understand architectural and engineering plans

Ability to communicate effectively with clients, sub-contractors, and internal project team

Good knowledge of building codes in Tennessee is an asset

Ability to manage multiple projects

Comfort with basic computer software, including proficiency in Microsoft Project or related project management software, Microsoft Excel, Microsoft Word and PDF editing software is essential

While on the job, the employee regularly works outside in various construction job site settings and in an office setting.

Physical Demands:

Able to walk or stand for long periods of time

Able to deal with the physical activities associated with a construction site (stoop, bend, kneel, crouch, reach and twist)

Able to safely navigate work areas under construction
