FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full-time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to manage time and meet deadlines is crucial. The position is based in Reno, NV.

Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify occupancy, report on the general condition using a mobile application, and take photos where required. Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

• Complete inspections in your county, possibly sharing a county with another inspector if volume requires.
• Most inspections take 5-6 minutes.
• Complete the inspection within 4 days after assignment.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in a mobile app.
• Spend extended periods driving during the day within the assigned territory.

• Computer with internet connection.
• Reliable vehicle (good gas mileage a plus, as you pay your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver's license.

This is a 1099 position. Each inspection has a flat rate, varying by county and volume. You can earn the equivalent of $30-$40 per hour. Depending on the county, you may complete anywhere from 20-500 inspections per month, working 2-30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. No set amount of inspections per month, but work is consistent month‑to‑month.

No additional mileage reimbursement beyond the flat fee per inspection.
