Maintenance Supervisor

Nelson Properties is looking for an organized, hands‑on leader to keep our buildings running smoothly. You’ll lead our field team across a portfolio of over 200 units, reporting directly to the Property Manager. This is a working supervisor role: you’ll plan and oversee the team’s work, and you’ll also take on repairs yourself.

• Plan, distribute, and oversee the daily and weekly schedule for our field technicians
• Perform hands‑on repairs and maintenance, including [plumbing, electrical, carpentry, drywall, painting, and appliance repairs]
• Respond to maintenance requests and building emergencies
• Coordinate timing for maintenance work, unit turnovers, and building renovations
• Schedule and manage preventive maintenance across all properties
• Manage inventory and approve supply purchases
• Audit each property for cleanliness, pest control, organization, and overall compliance
• Perform field inspections and report findings to the Property Manager
• Organize and oversee the landscape team
• Test and check building safety and security systems, including [fire alarms, cameras, and door access systems]

• Fluency in English and conversational Spanish
• A valid driver’s license
• 3+ years of experience in property maintenance, construction, or facilities work
• Hands‑on skills in general building repairs [plumbing, electrical, carpentry, HVAC basics]
• Experience leading a team or crew
• Strong organization, scheduling, and communication skills
• Ability to manage multiple properties and priorities at once
• App Folio experience a plus.
