Apartment Maintenance Technician II

Service Technician II | Windsor at Oak Grove – Melrose, MA

Windsor at Oak Grove is a garden style community consisting of 550 apartment homes.

Hourly: $22.02 – $27.53 per hour. Annual starting compensation: $45,801 – $57,262.

Bonus: $400 per quarter (average annual potential $1,600). Total annual starting compensation potential: $47,401 – $58,862.

• Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs. Maintain property curb appeal and pool/spa/fountains.
• Complete work orders efficiently and close them within 24 hours using Yardi system.
• Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
• Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is required.
• Conduct regular inspections and preventive maintenance on all equipment and systems (HVAC, plumbing, electrical, Fire & Life Safety).
• Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE.
• Manage and track inventory of maintenance supplies and equipment. Request replacements as needed.
• Maintain accurate records of maintenance activities, repairs, and daily mechanical rounds using computer, smartphone, and tablet.
• Interact with residents in a professional and courteous manner, addressing concerns promptly and effectively. Support the company’s values and culture.
• Work closely with the property management team to identify and resolve maintenance issues.

• Education:
  
  High school diploma or GED. Technical training or certifications in HVAC, plumbing, electrical preferred.
• Experience:
  
  Minimum 2 years in apartment maintenance or related field. Proficient with hand and power tools. Strong HVAC, plumbing, electrical, and general maintenance repairs. Excellent problem-solving skills, attention to detail, ability to work independently and as part of a team, excellent communication skills. Experience with smart devices and property management software. EPA Type II preferred or ability to become certified within 90 days.
  
  CPO preferred or ability to become certified within 90 days.
• Physical Requirements:
  
  Ability to lift up to 50 pounds. Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
