Maintenance Technician

This safety‑sensitive position will assist and work with the Maintenance Supervisor and Community Manager to perform necessary repairs and preventive maintenance throughout the entire property, including residential apartment homes, public space, outside grounds, and equipment. The position will also accompany the community to pre‑designated office hours to ensure operations are functioning effectively.

• Property Appearance/Upkeep:
  Keep the property neat, clean, and well‑maintained; perform daily exterior and interior inspections; cross‑utilization of Ground keeper duties may be required.
• Appliance Maintenance:
  Troubleshoot, diagnose, and correct minor failures to air‑conditioning and heating units; repair minor electrical and plumbing problems.
• Make Ready:
  Bring units up to market‑ready condition in accordance with company standards; some painting may be required.
• Laundry Room:
  Maintain laundry rooms in line with company guidelines.
• Pool Maintenance (if applicable):
  Complete daily chemical inspections, maintenance, and cleaning to meet city codes and company standards.
• Customer Service:
  Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on‑call emergencies (e.g., snow removal) per Community Manager's request.
• Perform other duties as needed.

High school diploma or GED required. Pool certification preferred; HVAC certification preferred; boiler certification preferred if appropriate.

One year maintenance experience in residential property experience.

Frequent standing and walking, occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

• Driver must have a valid driver’s license and acceptable motor vehicle record with company insurance carrier.
• Driver must have reliable means of transportation.
• Driver must have ability to be insurable at standard rates for driving.
• Driver must provide proof of personal auto liability insurance when using vehicles for company business.

Candidates will be required to successfully complete a background investigation, drug screen, and a physical demand analysis; when applicable.
