Position Summary
Reporting to a Regional Manager, the YMP REM Property Manager is the Business Manager of their assigned residential/commercial community. This position oversees all property operations including leasing, tenant relations, maintenance, construction/renovation, budget planning, expense review and control, and rent collections. Additional responsibilities include market research, surveys, data collection, inspections, and budget analysis. The Property Manager is expected to meet financial objectives through effective marketing, rent collection, capital forecasting, expenditure scheduling, variance analysis, and corrective actions.
GeneralResponsibilities
- Perform daily, weekly, monthly, and quarterly inspections.
- Oversee a Maintenance Supervisor who maintains building systems, fulfills tenant work orders and conducts preventative maintenance.
- Manage day‑to‑day operations of the property, including 24/7 emergency response.
- Assist Leasing Representatives with sales and marketing to maintain high occupancy and retain tenants.
- Communicate with tenants and resolve tenancy issues.
- Read and interpret legal documents and service agreements.
- Administer collection procedures, collect rent, and follow up on delinquencies.
- Enforce rental agreement terms and building rules.
- Communicate technical and financial information with maintenance staff, tenants, and upper management.
- Schedule and complete assigned projects.
- Control operating expenses.
- Analyze monthly and annual budgets and explain variances.
- Help prepare annual operating budgets and maintain guidelines.
- Evaluate existing contracts and negotiate new pricing.
- Interview and hire site staff.
- Supervise and train all property staff.
- Manage safety programs, including employee training in fire safety, general emergency procedures, and emergency equipment use.
- Manage time and attendance; track and monitor employee hours.
- Maintain building security measures, documenting incidents.
- Perform additional duties as assigned.
The work environment is typically moderate in noise. The employee must lift and/or move up to 10 pounds frequently and up to 25 pounds occasionally, stand, walk, sit, and use hands to handle tasks. Communication with staff, managers, tenants, vendors, and the public will be required.
Requirements- High school diploma or GED equivalent required;
Bachelor’s degree preferred. - 5+ years of related experience.
- Bilingual in English and Spanish.
- Demonstrated ability to manage a multifamily rental community and meet company objectives.
- Experience with property management systems, Yardi preferred.
- Knowledge of local, state, and federal laws pertaining to property management and tenant rights.
- Language Ability: Read, analyze, and interpret business literature, letters and memoranda, government regulations; write reports and correspondence; present information and respond to questions.
- Math Ability: Understand and calculate figures used in basic business; read basic financial statements.
- Reasoning Ability: Define problems, collect data, establish facts, formulate conclusions, and interpret conflicting opinions.
Employee must frequently lift and/or move up to 10 pounds and occasionally up to 25 pounds. Must talk or hear regularly, and stand, walk, and sit often, use hands to handle, reach, climb, or balance.
