Property Manager – Atlantic Doral (Miami, FL)

Salary: $109,000 – $180,000

Job Summary: This position is primarily responsible for effectively managing and coordinating people, activities, and available resources to maximize the successful operation of the property. It involves working with upper management on company objectives, annual budget, and with corporate leadership to determine property operating objectives and plans to achieve them. The position will develop the property team members to maximize performance and take a hands‑on approach to any necessary duties to accomplish objectives as well as to facilitate the successful performance of others by performing the following duties personally or through subordinates.

Responsibilities
  • Initiate and manage all core business processes, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team development.
  • Hold regular team meetings to communicate goals, progress toward goals, expectations, and identify actions to achieve objectives.
  • Create a clear, realistic vision for the property and effectively communicate expectations and direction to team members.
  • Stay abreast of industry, market, and seasonal trends to plan strategies to meet operational goals. Review ad sources monthly.
  • Arrange for alterations to, or maintenance, upkeep, or reconditioning of property as specified in the management services agreement in accordance with the Annual Operating Budget.
  • Purchase supplies and equipment for use on leased properties in accordance with the Annual Operating Budget.
  • Ensure proper screening of applications, review and sign lease agreements, and ensure proper collection of fees and rents.
  • Complete and/or review move‑in/move‑out inspections and final account statements.
  • Answer incoming phone calls professionally and handle accordingly, whether the caller is a prospective resident, a resident, an internal Company team member, or a vendor.
  • Physically walk and inspect the property on a daily basis, check on vacant apartments.
  • In conjunction with the Maintenance Supervisor (if applicable), conduct on‑site safety meetings to discuss relevant policies and procedures and other relevant safety topics.
  • Regularly monitor resident satisfaction in person and through follow‑up phone calls and utilizing Customer Satisfaction Surveys.
  • Maintain relationships with residents, associates, and vendors on a professional level at all times.
Essential Skills
  • Experience with sales, marketing, and financials.
  • Outstanding customer service.
  • Negotiation skills; ability to overcome objections and create a sense of urgency.
  • Strong organizational skills with exceptional focus on detail.
  • Proactive individual who works independently.
  • Available to work weekends as needed.
Requirements
  • Bachelor's degree (B.A.) from a four‑year college or university is preferred but not required.
  • Three to five years of apartment property management‑related experience is required.
  • Proficient in computer software including but not limited to Microsoft Office (Excel, Word, Outlook, Zoom, Teams).
  • Experience with Onesite, or Yardi (CRM, Voyager, P2P) is required.
  • Direct experience with Bluemoon, Yieldstar is strongly preferred.
