Job Summary

Responsible for the day-to‑day administration and implementation of policies, procedures and programs that will assure a well‑managed and well‑maintained property. This includes placing maximum emphasis on positive response to the concerns and needs of tenants, and on increasing the value of the property being managed, in coordination with the owner’s goals and objectives. The Assistant Property Manager will be assigned to specified action areas at the discretion of the Property Manager and/or Senior Property Manager to best meet the needs of the property.

Responsibilities
  • Coordinate maintenance programs relating to the interior and exterior conditions and appearance of the assigned property.
  • Promptly and positively respond to requests from property tenants, implement ongoing contact programs, assess tenant needs, and ensure problems are solved promptly.
  • Select contract services, negotiate vendor agreements, and monitor vendor performance to assure full compliance with standards.
  • Assist in the development and administration of the strategic property plan and budget.
  • Collect, analyze and report data required to provide accurate and current assessments of property management objectives.
  • Administer all tenant leases to assure full compliance with lease provisions; determine escalations, collect rents, and take appropriate action to lease available space.
  • Participate in day‑to‑day financial management of the properties, with specific attention to accounts receivable, collection activities, accounts payable, and accurate financial record keeping.
  • Handle tenant requests and dispatch work orders.
  • Perform other duties as assigned.

Salary

The actual base salary will be determined on an individualized basis taking into account a wide range of factors including relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short‑ and long‑term incentives (e.g., deferred cash, equity, etc.).

Qualifications
  • Bachelor’s degree or equivalent work experience.
  • Minimum of 2 years previous property/facilities management experience.
  • Experience in and working knowledge of business/office administration.
  • Ability to handle general administration of the property in the absence of the Property Manager, or when otherwise called upon.
  • Strong written and verbal communication skills, with ability to produce effective professional materials.
  • Computer proficiency with strong knowledge of MS Word, Excel, and PowerPoint; ability to learn new software programs as needed.
  • A valid real estate license is required in states where work is performed.
