Maintenance Technician

OVERVIEW

The MAINTENANCE TECHNICIAN (MT) is responsible for, but not limited to, assisting in the maintenance operations of a community or set of communities and ensuring they are run in an organized and efficient manner to meet TRIO standards.

The MT must have a basic understanding of mechanical and electrical systems. The MTI will be working alongside residents and other property staff thus strong communication skills, positive attitude, and professionalism are a priority. Experience with painting and cleaning required, basic electrical and plumbing experience preferred.

40 hours per week, some emergency/on-call work as required.

• Perform repairs such as appliances, carpentry, hardware accessories, masonry, painting, as well as basic electrical, plumbing, and HVAC.
• Help prepare empty apartments to be ready for next round of resident move-ins.
• Complete inspections for make readies upon request.
• Assist with vendor access to apartment homes and inspections.
• Performs service requests in a prompt, courteous and efficient manner.
• General cleaning of the property, management office and landscaping this includes inspecting property grounds each morning and picking up any trash and littering.
• Keep mail rooms clean. Pick up trash, sweep floors, remove dated notices from bulletin boards, etc.
• Clean common areas and grounds as necessary.
• The Maintenance Technician must be willing to work some evening, weekend and on-call shifts as necessary.
• Available to assist MTII and Maintenance Supervisors in absence.
• Understands and complies with Fair Housing laws and standards.

One or more years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry and HVAC.

High school diploma or equivalent required.

Must be able to lift and work with heavy equipment.

Trade and/or technical school training, is beneficial.

EPA, CPO, HVAC and CFC certifications, is beneficial.

Basic computer knowledge is preferred.

Basic use of Property Management System will be expected

Possible need (20% to 25% of the time) to utilize personal transportation to inspect apartment communities and surrounding neighborhood, make trips to home improvement stores and visit the corporate office.

Occasional use of golf cart may be necessary.

Must have valid driver's license and automobile insurance.
