Job Title: Marketing Representative
Department: Property Management
Reports To: Community Director and/or Marketing Manager (if applicable)
FLSA Status: Non-Exempt
Position Summary: The Marketing Representative is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This includes all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing resident lease renewals.

- Perform all sales and leasing activities in person to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit checks, and preparing lease packages.
- Inspect apartments prior to move‑in, ensuring they are in move‑in ready condition and coordinating any maintenance needed.
- Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow the property’s policies related to concessions and specials.
- Design and execute off‑site marketing activities, including resident referral and employer outreach programs, internet marketing tools, and other property‑specific initiatives.
- Use the on‑site property management software (Yardi, etc.) to track availability, record traffic, manage data, and capture critical demographic information.
- Ensure show units meet company standards by inspecting the corridor, communicating maintenance needs, and merchandising units for daily leasing activities.
- Follow up with prospects and new residents to ensure satisfaction through email, thank‑you notes, cards, or calls.
- Execute lease renewal activities, including preparing renewal letters, meeting with renewing residents, and ensuring timely execution of renewal documents.
- Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems and convey requests to the appropriate individuals.
- Complete various accounting, financial, administrative, and other reports as assigned.
- Meet predictable attendance and punctuality expectations and physical demands of the position in compliance with Gallery Residential’s policies.
This position is scheduled for 40 hours in a regular work week. Typical hours: 9:00 am–6:00 pm Monday–Friday, 10:00 am–5:00 pm Saturday, 1:00 pm–5:00 pm Sunday. Marketing Representatives must be available to work on weekends when scheduled.
Qualifications Education & ExperienceEmployment history demonstrating a sales, marketing, internet, and customer service background sufficient to resolve complaints, complete financial records, and reports. High school diploma or GED equivalent is required.
Language AbilityAbility to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, answer questions, and write routine reports and correspondence.
Math AbilityMathematical skills to add, subtract, multiply, divide, calculate percentages, and perform other fiscal reporting tasks.
