Title: Maintenance Manager

Reports to: Regional Maintenance Manager

Location: Boulevard at Lakeside

Pay: Up to $34.00/hr based on experience

The Maintenance Manager oversees property maintenance, ensuring efficient repairs, safety, and quality standards. Responsibilities include troubleshooting issues, leading preventative maintenance, mentoring the team, collaborating with property leadership to improve operations, and enhancing the resident experience.

• Oversee property maintenance, including service ticket completions, inspections, repairs, preventative maintenance, unit turns, and upkeep of apartments and common areas.
• Lead maintenance team recruiting, mentoring, and employee performance or compensation review processes.
• Foster a high‑performance culture by setting clear expectations, providing feedback, and driving accountability.
• Ensure compliance with OSHA, EPA, ADA, Fair Housing, and other safety regulations while addressing hazards.
• Monitor budgets, control inventory, and coordinate with vendors and contractors for repairs and capital projects.
• Provide emergency and on‑call maintenance support as needed.
• Support the team with additional duties as required to maintain resident satisfaction and property standards.

• Extensive experience in multifamily maintenance or a related field.
• Leadership experience and the ability to train and mentor staff.
• HVAC certification required; CPO certification preferred.
• Strong troubleshooting skills for HVAC, plumbing, electrical, and appliances.
• Knowledge of OSHA regulations and safety protocols.
• Strong organizational and time‑management skills.
• Ability to work flexible schedules, including participation in an on‑call rotation.
• Physical capability to lift and carry supplies and equipment as described below.

Physical lifting requirements:
Over 75 lbs. Rare need;
25‑75 lbs. Occasional need; 1‑25 lbs. Constant need.
