The Leasing Manager is responsible for achieving the predetermined budgeted occupancy rate for their assigned property before the annual student housing Fall Move‑In date. All leasing and marketing activities and efforts are the Leasing Manager’s responsibility. The role requires a solid understanding of leasing and marketing tactics within the student housing multifamily market with a strong focus on sales.

- Rent apartment homes: generate traffic, respond to inquiries, tour prospects, qualify, close sales.
- Inspect property cleanly; touch up office and unit models.
- Process applications, schedule move‑ins, maintain lease files.
- Record traffic, convert at least 30% of traffic to leases.
- Follow up with prospects via phone, text, email within 24 hours.
- Assist in community marketing plan execution.
- Outreach marketing visits weekly; maintain leads.
- Clean residential units, remove trash, maintain cleanliness.
- Document resident service requests; assist service team.
- Assist renewal process: printout, contact residents, document interactions.
- Assemble move‑in packages; calculate daily rent and charges.
- Maintain market survey, competitor rates, and filing accuracy.
- Operate office alarm system and handler of guest rentals.
- Communicate clearly in writing and verbally with residents and vendors.
- Maintain clean appearance, meet company attire standards.
- Adhere to safety precautions in work environment.
- Education: Bachelor’s degree preferred (business, hospitality, marketing, or property management).
- Experience: 1+ years of leasing experience required.
- Skills & Abilities:
- Computer literacy: MS Word, Excel, Google Suite, Entrata®. Basic keyboard skills.
- Fluent written & oral communication.
- Understanding of Fair Housing laws.
- Must provide reliable transportation.
- Available to work weekends, evenings, and/or holidays.
The role involves standard office settings with occasional exposure to dirty or hazardous conditions during unit inspections.
