** Job Description/Preferred Qualifications
** The Sr. Project Manager will exercise independent judgement in planning, design and construction of renovation and improvement projects of all scopes and sizes. Incumbents are responsible for budget and schedule tracking, design management, and/or project administration. Workload and count will vary based on project complexity, but generally this position will manage ~ 12-20 projects concurrently and adjusted to meet organizational requirements.

Work includes the necessary processes and procedures to develop and manage the execution of Facility Modifications. Facility Modification (FM) projects include but are not limited to minor construction, tenant improvements, system and infrastructure renewal, and equipment replacement.

This position, under general direction, exercises judgment and discretion and is responsible for all aspects of the development and implementation of assigned projects and provides a single point of contact for those projects. The Sr. Project Manager is well versed in risk management techniques. Assignments will have high visibility, require extensive project management skills and often require specific technical disciplines and expertise.

Job Responsibilities
* Act as a liaison to coordinate communication between both internal and external members on the project including, but not limited to:
General Contractors, Subcontractors, Superintendents, General Foremen, and Union Officials
* Provide directions to planning, scheduling, and engineering functions
* Participate in estimating projects and writing bid proposals
* Ensure that all company client and project policies, procedures, and standards are adhered to and interpret the policies
* Provide directions to planning, scheduling, and engineering functions
* Determines that project objectives are achievable
* Provides guidance to engineering on producing complex risk and alternative analyses, studies and conceptual designs for presentation to project sponsor
* Negotiates third party contracts, in support of other departments when appropriate
* Develops and champions company-wide best practices
* Develop presentations to stakeholders as appropriate
* Arbitrates and resolves conflicts within the project
