Job SummaryThis position is the Company's "management representative" financially responsible for the successful and profitable completion of projects. The project manager is to manage and control the scope of work defined in the project contract documents, and establish and maintain effective professional working relationships with owners, architects, engineers, subcontractors, vendors, inspectors, and peers.
Minimum Qualifications- Education
Bachelor’s degree in construction management, architecture, engineering, horticulture, or other related field, or 4 years of related experience that may be considered in lieu of the minimum educational requirement. - Experience
Minimum of 5 years’ experience in project management, estimating, or field management. Construction landscape services experience preferred. - License or Certification
As required by state and federal law; valid driver’s license issued by the state where employed; PM Sills or PMSCP certification a plus. - Specialized Skills
General knowledge of scheduling, budgeting, document management, and cost forecasting; ability to develop and maintain strong professional relationships; excellent communication and presentation skills; general plant, irrigation, construction, and drainage knowledge; ability to read and understand blueprints and specifications; ability to work independently and manage multiple projects simultaneously; ability to prioritize responsibilities; ability to analyze and solve problems; supervision experience preferred.
- Responsible for project budgets, true‑ups, and analysis.
- Responsible for subcontractor and vendor financial reconciliations and negotiations.
- Troubleshoot problems on projects, both in office and on the jobsite, and identify potential deficiencies before they become issues.
- Manage project team (superintendent, estimator, purchasing, and outside resources) in all aspects of project development and completion.
- Work with project superintendent to manage project schedule and ensure client expectations are met or exceeded.
- Manage monthly billing to client and submit final billing including reconciliation of subcontractor billings and forecasting of expenses.
- Manage project cash flow through AR management and pre‑billing of deposits and expenditures.
- Work with project estimator to select vendors and subcontractors, and determine cost effectiveness; write subcontracts or letters of intent as needed.
- Provide leadership to direct or indirect reports to ensure project assignments are delivered on time and to client satisfaction.
- Prepare estimates, change order requests, and cost factors for management purposes.
- Manage all project communication, including submittals, change orders, RFIs, T&M, memorandums, meeting minutes, and revisions.
- Consult with clients, subcontractors, and vendors to resolve issues.
- Review contracts and bids to determine and sell value engineering.
- Work with Purchasing Department to ensure plant materials, site furnishings, and long‑lead items are ordered and delivered in a timely manner.
- Review subcontracts and change orders produced by contract administration to ensure timely execution.
- Oversee project closeouts, including as‑builds, O&M, warranty documentation, and all reconciliations.
- Meet with clients to review and explain project cost, extras, and change orders.
- Act as liaison between project superintendents, subcontractors, and general contractors.
- Supervise Project Engineer(s) when applicable.
- Assist, train, and support Associate Project Manager(s).
- Other duties as assigned.
