The Assistant Site Manager reports to the Construction Director and assists with the responsibility for managing all aspects of a construction development site, ensuring safe, efficient and cost‑effective works while maintaining the highest quality of work and customer service within the given timescales.
Principal Accountabilities- Support the Site Manager with the day‑to‑day running of the development and provide clear direction to those working on the construction site regarding their responsibilities and targets.
- Assist with management and implementation of health and safety procedures, working closely with Bellway Health and Safety Managers.
- Motivate, support and manage directly employed site staff, providing toolbox talks, training, coaching and support as required to improve performance.
- Ensure site presentation is maintained to the correct standard at all times.
- Support the Site Manager to deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation.
- Fully conform to building regulations and warranty providers’ requirements (NHBC, LABC Services).
- Assist with producing accurate production/progress returns and ensure they are updated and sent to the Construction Manager and/or Construction Director as requested.
- Assist with company‑directed quality control procedures and inspections at the correct timings, and rectify any defects to avoid additional cost, time delays or quality reduction.
- Monitor and control the cost of production, and approve payment to contractors and trades where appropriate.
- Maintain adequate site records including reports, labour requirements, plant, materials, site inductions and health and safety records.
- Thoroughly inspect and ensure any remedial work is completed prior to each NHBC key stage inspection.
- Work with sales through regular sales/build meetings to ensure a smooth and controlled delivery of homes for customers.
- Carry out New Home demonstration tour and other customer tours in line with the company’s customer‑first procedures.
- Deliver excellent customer service to customers in line with company customer‑first guidelines.
- Accept responsibility for duties and responsibilities as determined by the Site Manager, and deputise for the Site Manager when required.
- Experience as an Assistant Site Manager with a high‑volume residential house builder.
- Experience of effectively managing teams.
- Up‑to‑date knowledge of health and safety, building legislation and current NHBC standards.
- GCSE Maths and English – Grade C/4 or above (or equivalent).
- Valid CSCS card at Site Manager level (or equivalent).
- Valid SMSTS certificate.
- Valid First Aid certificate.
- Construction Management – HNC Level 4, HND Level 5 or NVQ Level 6 is desirable.
- Valid Scaffold Appreciation certificate (desirable).
- Valid LOLER certificate (desirable).
- Strong communication, listening and presentation skills.
- Excellent attention to detail.
- Methodical, conscientious, organised and able to deliver high standards.
- Ability to recognise problems and deal with them quickly and effectively.
- Ability to work independently as well as part of a team.
- Ability to manage and motivate a team.
- Ability to thrive under pressure in a fast‑paced environment.
- Ability to problem‑solve and delegate effectively.
- Proficient IT skills with a good working knowledge of Microsoft Office (Word, Excel, Outlook) and the ability to adapt to new systems.
