Community Manager

As a Community Manager, you will oversee entire operations of a housing community under the supervision of the Regional Manager. Your responsibilities include managing personnel, leasing, maintenance, financial administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies, safety, fair housing guidelines, and liability concerns.

Responsibilities
  • Minimum of 2 years’ experience with affordable housing programs, including LIHTC, HUD, Section 8, HCD, HOME Funds, and bonds.
  • Acquisition of Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) preferred but not required.
  • Personnel Management: screen, hire, train, coach, and develop on‑site staff; ensure compliance with training benchmarks and company policies.
  • Financial Management: achieve highest possible net operating income through cost control and revenue improvement; develop annual budgets and forecasts; reconcile deposits, rent collections, and vendor invoices; ensure accurate financial reports.
  • Strategic Leasing Management: develop yearly marketing plans; ensure effective leasing techniques, resident satisfaction, and retention programs.
  • Administrative & Maintenance Management: oversee accurate reporting, emergency response, maintenance requests, and property appearance.
  • Maintain excellent customer service and timely maintenance turnaround.
Essential Duties & Responsibilities
  • Personnel management and staff scheduling.
  • Consistent application of company directives & fair housing guidelines.
  • Financial oversight, including budgeting and debt management.
  • Marketing, leasing strategy, and resident relations.
  • Administrative reporting, emergency management, and property upkeep.
Education / Experience
  • High School Diploma or Equivalent;
    Bachelor’s degree preferred.
  • Four years of experience in the housing industry or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and knowledge of fair housing laws and OSHA requirements.
Physical Requirements
  • Regular standing, walking, and lifting up to 25 pounds.
  • Frequent kneeling, crouching, or crawling.
  • Ability to perform essential functions with reasonable accommodations if needed.
License / Equipment
  • Reliable transportation required for emergency on‑call duties.

Salary Range
: $34 per hour to $38 per hour
