ABOUT THE OPPORTUNITY

We are seeking an accomplished Vice President of Property Management to provide strategic leadership and operational excellence across a portfolio of multifamily residential properties. This senior-level role is responsible for driving financial performance, delivering exceptional resident experiences, and leading a team of Regional Managers with potential oversight of Maintenance Managers and operational support professionals in the Minneapolis and Omaha markets. Reporting to the Chief Operating Officer, the Vice President of Property Management is one of three VPs who will design and execute innovative strategies for sales, marketing, and financial management while ensuring compliance and operational consistency.

KEY RESPONSIBILITIES TO ACHIEVE SUCCESS

The Key Accountabilities for the position include but are not limited to the following:

Owner and Resident Relations
  • Build and maintain strong operational relationships with property owners.
  • Lead initiatives to maximize occupancy through targeted sales, marketing, and advertising strategies.
  • Drive resident satisfaction and retention through proactive service and problem resolution.
  • Ensure full compliance with Fair Housing regulations, environmental standards, and government housing programs.
Financial Operations
  • Oversee and manage financial budgets across the regional portfolio.
  • Lead the development of operating budgets, capital budgets, and property business plans.
  • Achieve and exceed key performance targets, including Net Collected Rent (NCR), Net Operating Income (NOI), and occupancy rates.
  • Present regular operational performance reports to property owners and manage vendor selection and expense control.
Property Management
  • Collaborate with the Vice President of Maintenance to ensure property safety, cleanliness, and the timely completion of maintenance work orders and standardized preventative programs.
  • Manage vendor relationships effectively.
  • Collaborate with the Vice President of Construction on capital improvement and renovation projects.
  • Lead emergency response and disaster recovery efforts while ensuring resident support.
Leadership and Team Development
  • Hire, train, mentor, and lead high-performing property management teams.
  • Promote a culture of diversity, inclusion, and continuous professional development.
  • Inspire and effectively guide other leaders to drive results and achieve organizational goals.
  • Lead with accountability, recognition, and strong communication to empower teams.
  • Ensure adherence to safety protocols and company policies while driving operational best practices.
REQUIREMENTS OF THE POSITION

  • Minimum of 10 years of progressive leadership experience, preferably in property management or a service-focused industry.
  • Proven ability to lead, coach, and develop high-performing teams across multiple locations.
