Role Title
Preconstruction Manager

Description
The Preconstruction Manager leads the transition of projects from estimating to operations and oversees the development of project budgets, subcontractor procurement, contract setup, design coordination, and preconstruction planning activities.

Responsibilities

Lead project turnover from Estimating to Project Management and Field Operations.

Develop and validate project budgets, identifying opportunities, risks, and cost exposures.

Manage the procurement and buyout process for major subcontractors, suppliers, and work packages.

Define and confirm scopes of work for subcontractors and suppliers.

Lead design coordination activities on Design-Build projects.

Collaborate with project teams to develop project execution and work plans.

Support Project Managers and Site Management teams with strategic planning and risk assessment.

Monitor project costs and schedules to ensure alignment with budgets and project objectives.

Support Operations in managing subcontractor relationships and resolving contractual matters.

Oversee project purchasing activities and procurement strategies.

Provide value engineering input and constructability reviews to optimize project outcomes.

Mentor and develop Preconstruction Coordinators and Preconstruction Administrators.

Education and Experience

Post secondary education in Engineering, Architectural Technology, Construction Management, or a related discipline.

P.Eng., CET,

B.Tech., M.Arch., or equivalent professional designation is considered a strong asset.

Minimum 5 years of experience in a senior construction role such as Project Manager, Construction Manager, or similar position within the ICI construction sector.

Strong experience with prime contracts, subcontract agreements, purchase agreements, and Letters of Intent.

Working knowledge of construction law and the Ontario Construction Act.

Experience with Design-Build project delivery is considered an asset.

Strong understanding of construction methodologies, sequencing, and constructability.

Knowledge of the Ontario Building Code and design development processes.

Excellent negotiation, communication, and relationship-building skills.

Strong analytical, problem-solving, and decision-making abilities.

Highly organized with excellent attention to detail.

Strategic thinker with the ability to anticipate project risks and opportunities.

Proficiency with Microsoft Office Suite.

Working Conditions

Office and site-based position. When on site, personal protective equipment (i.e. hard hat, safety boots) required at all times.
