Senior Manager, Pre-Construction

The biggest decisions on a development project happen long before construction begins.
The right procurement strategy. The right building systems. The right budget. The right team.

You'll work closely with Development and Executive Leadership from the earliest stages of a project, helping shape budgets, design decisions, procurement strategies and construction readiness. And this isn't a role where you'll be sitting in the background waiting for a title change. The mandate is to grow into the Director, Pre-Construction role as the business and team continue to expand.

Working from one or both of the company's offices in  downtown Toronto or the west GTA , you'll join a privately owned organization where ideas are valued, bureaucracy is minimal and decisions happen quickly.

You'll Be Responsible For:
Leading pre-construction activities across a diverse and expanding development portfolio
Establishing project budgets from early concept through tender and buyout
Driving estimating strategy, value engineering and cost optimization
Advising on building systems, constructability and project delivery strategies
Leading trade procurement, tendering and contractor selection
Negotiating major construction contracts and commercial agreements
Working closely with Development, consultants and project teams to improve project outcomes
Developing and improving pre-construction processes, standards and best practices
Building, mentoring and developing a growing pre-construction and estimating team
Providing strategic input into project planning and delivery
Taking on increasing leadership responsibility with a clear path to Director

You'll likely bring:
7+ years of experience in pre-construction, estimating or construction management
Experience across large-scale residential, industrial, commercial, mixed-use or other complex developments
Strong technical understanding of how buildings are designed, budgeted and constructed
Strong commercial acumen, including budgeting, procurement and cost optimization
Experience negotiating construction contracts and working with senior stakeholders
The ability to move comfortably between strategic thinking and the details
A collaborative leadership style and the ability to influence across multiple disciplines
An entrepreneurial mindset and the ambition to grow into a Director-level leadership role
