FAR INSPECTIONS is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. The role is based in Reno, NV.
Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but the ability to manage time and meet deadlines is crucial.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send out independent contractors to perform these inspections. The purpose of the property inspection is:
- To verify property occupancy.
- To report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Inspectors contract at a county level, completing all inspections in their county and sometimes sharing the county with another inspector if volume warrants it.
Responsibilities- Most common inspection should take 5–6 minutes.
- Complete the inspection within 4 days after assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in an app.
- Spend extended periods driving while making numerous stops during the day in the assigned territory.
- Computer with an internet connection.
- Reliable vehicle with good gas mileage (you pay for gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver's license.
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.
Depending on the county and whether it is urban or rural you may complete from 20 to 500 inspections per month, working 2–30 hours per week. Lower‑volume counties have higher rates and higher‑volume counties have lower rates. Work is consistent month‑to‑month.
Earn more as you become established, have greater availability, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
