Punch Technician
The role of Service (Punch) Technician is to assist in preserving and maintaining physical facilities and grounds within the community, ensuring they are safe and aesthetically appealing to residents and prospective residents. Service (Punch) Technicians must wear a complete uniform with an at all times when working on any Titan Corp property, including nights and weekends.
Essential Duties- Complete the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a punch list of maintenance work needs, obtaining needed supplies, and inspecting completed work.
- Assist in other types of maintenance as needed.
- Provide service to residents in a prompt and professional manner.
- Complete service requests in a timely manner.
- Complete the preventive maintenance checklist.
- Perform on‑call duty for emergency or when assigned.
- Keep uniform and personal appearance clean and neat.
- Use various hand tools and test equipment that may vary in weight from a few ounces to 40 pounds.
- Use a 30‑pound can of refrigerant and hand‑carry up to a 70‑pound refrigerant recovery unit.
- Hand‑carry and install air‑conditioning compressors weighing 40 to 120 pounds.
- Hand‑carry and install air‑conditioning condenser units weighing 100 to 250 pounds.
- Hand‑carry and install furnace and forced‑air units up to 90 pounds.
- Hand‑carry and install hot water heaters weighing 70 to 90 pounds.
- Change panels of glass ranging in weight from 10 to 40 pounds and use a ladder for the task.
- Move or transport building materials weighing several pounds to several hundred pounds.
- Maintain special equipment (exercise equipment, gas grills, golf carts, etc.) which may require lifting in excess of 100 pounds.
- Perform resident service functions or make upgrades such as installing track lighting or ceiling fans using a stepladder and lifting with two hands.
- Lift and transport other items pertaining to maintenance up to 200 pounds.
- People oriented with strong organizational and make‑ready skills.
- Sense of pride on a job well done, courteous and tactful, with a commitment to quality work.
- Capable of working with little or no supervision.
- EPA certification – Type I and Type II preferred.
- One year in a maintenance position at an apartment community or related position.
- Results oriented and a self‑starter.
- Excellent organizational skills and attention to detail.
- Mechanically inclined and able to use all types of hand and power tools, Freon recovery machinery, air‑conditioning gauges, and vacuum pumps.
- Willing to work weekends and holidays.
- Clean‑cut, neatly dressed, wearing the proper uniform each day.
- Good character and background suitable for a thorough background check.
- Passes a drug‑screening test and an agility test.
- Communicates to residents verbally and in writing and receives residents’ concerns calmly and openly.
- Valid driver’s license.
- Technical aptitude, safety knowledge, heating and A/C, plumbing, electrical, construction/dry wall skills.
