Position: Assistant Manager I

Description

Join our dynamic team at Stratum as an Assistant Manager I and play a pivotal role in managing our premier property Cascade Apartment Homes in Molalla, Oregon. We are seeking a dedicated professional with a passion for property management and a commitment to excellence.

Position: Assistant Manager I

Location: Cascade Apartment Homes at 201 S. Leroy Ave, Molalla, OR 97038

Schedule: Full-time position, 40 hrs per week, Wednesday through Sunday, 9:00 am to 6:00 pm, with an unpaid 60-minute lunch break

Pay Range: $23.00 - $25.00 per hour

Bonuses: Eligible for monthly bonuses through Stratum’s Stabilized Incentive Bonus Plan, based on leasing performance, renewals, and resident engagement

Classification: Non-exempt position, eligible for overtime pay

Cell Phone Stipend: $50/month or $600/year

Housing Opportunity: Includes the option to live onsite with a 25% rental discount. Water, sewer, garbage, internet, and parking included.

Key Responsibilities
  • Provide welcoming, customer-focused service and build positive relationships with residents, vendors, and clients
  • Create a warm, supportive environment by helping prospective residents find their perfect home and assisting current residents with their needs
  • Clearly communicate the unique features of floor plans and property amenities to prospective residents
  • Guide applicants through the leasing process, including applications, move-in packets, renewals, and resident files
  • Respond promptly and professionally to resident questions, concerns, and maintenance requests
  • Collect and record rental payments, track late payments, and prepare deposits and required notices
  • Maintain accurate weekly and monthly reports to support smooth property operations
  • Support property marketing efforts and build connections with local employers to attract new residents
  • Help safeguard the property by ensuring maintenance, landscaping, and emergency responses are handled in a timely manner
  • Perform regular inspections of the property, including vacant units and community spaces, to ensure everything is clean, safe, and welcoming
  • Assist with keeping common areas and grounds tidy and inviting
  • Be available to respond to after-hours emergencies when needed
Physical Requirements

This position requires frequent standing, walking, sitting, bending, stooping, twisting, and talking. Employees must regularly use repetitive motions of the hands, wrists, and fingers to handle documents and operate office equipment. Occasional lifting of up to 50 pounds, climbing stairs or stepstools, and pushing or pulling may be required. The role may involve working indoors and outdoors in varying weather conditions, inspecting property grounds, and operating a golf cart.

Motor skills and coordination are necessary to safely perform tasks, and the ability to remain focused and effective during periods of high stress is essential.

Qualifications
  • High School diploma or equivalent is required.
  • Six (6) months of previous property management experience is preferred.
  • Six (6) months to one (1) year of previous supervisory experience is required.
  • Strong marketing skills to competitively market the property.
  • Excellent verbal and written communication skills.
  • Intermediate skills in Microsoft Office 365 programs.
