Overview
Join our team as an Assistant Property Manager at Morgan Properties
. We are seeking a reliable and ambitious individual to support daily operations, leasing, collections, resident services, and vendor oversight under guidance of the Property Manager.
- Address delinquent accounts, initiate eviction process, file documents, and attend court hearings when required.
- Follow up on delinquencies and ensure timely collection of payments.
- Handle apartment rentals, move‑ins, resident insurance, lease renewals, and assistance scheduling appointments for prospects and residents.
- Maintain accurate resident records, including account setup, lease dates, charges, and credits.
- Process security deposit refunds and validate rental eligibility.
- Promote resident retention programs and address resident concerns promptly.
- Provide support in absence of Property Manager and assist with managerial duties as directed.
- Assist with creating monthly reports covering renewals, rents, leasing, resident retention, and maintenance.
- Provide training and coaching to office staff as directed by Property Manager and attend staff meetings and take minutes when necessary.
- Assist in collection and processing of all payments and purchase orders, and complete any requested work on the property.
- Build and maintain vendor relationships, ensuring proper invoicing and handling vendor statements.
- Oversee lease and renewal processes, ensuring accuracy and compliance with policies, and maintain renewal records and assist with marketing and follow‑up for leasing.
- Adhere to federal and state Fair Housing Laws and company policies, ensuring legal and regulatory compliance.
- Associate degree (A.S., A.A.) from a two‑year college or university, or 2–3 years of related experience and/or training, or equivalent combination of education and experience.
- Prior experience in property management or managerial experience in a sales/customer service role.
- Valid driver’s license, good driving record, and auto insurance may be required for traveling between properties.
- Strong interpersonal and communication skills to interact effectively with residents and office staff.
- Strong analytical and problem‑solving skills to resolve issues efficiently.
- Detail‑oriented with the ability to maintain accurate records and manage various tasks simultaneously.
- Pay $22‑24/hr
