Responsible for maintaining the physical condition and repairing the exterior and interior of the apartment complex, including heating, A/C, general carpentry, electrical systems, window repairs, flooring, and wall/door repairs.

• High school graduate or GED equivalency.
• EPA certification required.

• Minimum three years’ work experience in building and mechanical equipment maintenance and repair or similar functions.
• Thorough knowledge of equipment, machinery, and building systems (HVAC, electrical, plumbing) and ability to perform minor repairs.
• Minimum three years experience in supervising a maintenance team.

• Physical ability to walk, stand, sit, stoop, bend, kneel, crawl, climb, reach, twist, grasp, and move moderate to heavy loads; capable of working indoors and outdoors in various weather conditions.
• Knowledge and skill in safe use and maintenance of hand tools.
• Dependent transportation, valid driver’s license, smartphone, and proof of auto insurance.
• Availability for call‑on rotation and emergency duties.
• Ability to communicate and provide customer service in all job duties.

• Repair electrical problems (switches, receptacles, fixtures) including 110‑220V issues.
• Perform minor carpentry and sheetrock repairs, patch drywall, repair subfloors, cabinets, and minor plumbing issues.
• Troubleshoot and correct appliance failures (dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples, etc.).
• Monitor inventory of maintenance and cleaning supplies; place accurate orders.
• Complete repairs and maintenance on vacant units; assist in painting interior units and common areas.
• Implement routine preventive maintenance schedule on all systems.
• Inspect property for safety hazards and report or correct them immediately.
• Complete resident work orders and service requests.
• Travel to suppliers for supplies as directed.
• Incorporate customer service into all duties.
• Perform any other assigned duties.

$500 paid in quarterly increments of $125.00.
