The opportunity
Reporting to the Manager, Third-Party Residential Underwriting, the Mortgage Underwriter is responsible for rendering credit decisions on incoming residential mortgage applications within authorized limits and in accordance with internal policies, regulatory requirements, and insurer guidelines.
The role requires a high level of due diligence, sound judgment, and attention to detail to ensure accurate documentation review, risk mitigation, and service excellence. The Mortgage Underwriter manages files from commitment through to satisfaction of all broker conditions, ensuring timelines, compliance, and quality standards are met.

How you will contribute

• Render credit decisions on residential mortgage applications within delegated authority

• Establish and maintain strong working relationships with mortgage brokers to support service excellence and long-term partnerships

• Maintain effective relationships with external partners, including mortgage insurers, appraisers, title insurers, and legal counsel

• Liaise with brokers to collect and validate all required documentation needed to satisfy mortgage commitment conditions

• Review and verify documentation related to income, down payment, credit, and property details using sound underwriting judgment and due diligence

• Ensure all files comply with internal policies, insurer requirements, and regulatory guidelines prior to signing off on mortgage conditions

• Escalate documentation issues, exceptions, or risks for further review and approval when required

• Maintain clear, complete, and accurate notes within the underwriting system

• Respond to broker and partner inquiries within established service-level turnaround times

• Adhere strictly to policies and procedures to ensure AML and compliance requirements are met

Experience and qualifications

• Completed post-secondary education or equivalent relevant work experience

• Minimum 2 years of residential mortgage underwriting experience required

• Completion of a Mortgage Agent Course and/or FSRA license considered an asset

• Strong working knowledge of mortgage underwriting systems and tools
