Residential Maintenance Lead

Your members, your homes. You fix things, and you see what's coming.

You do the maintenance work at your members' homes yourself, and you look after everything else: the inspection, the maintenance plan, the follow-up.

A job for graduates and final-year students of the Diploma of Vocational Studies (DVS) in General Building Maintenance: a paid job from day one that leads to the lead role, with your own portfolio of homes.

  • $26/h from day one
  • $28.50/h as a lead, possible after 6 months

You do the maintenance work and small repairs at your members' homes yourself. You inspect their homes, build their preventive maintenance plan and make sure it's followed, season after season. For them, you're the person who answers for their home: the one who fixes things today and sees what's going to give out tomorrow.

2 Your portfolio

About 50 member homes and a few condo associations. Not a territory: a set of properties you know inside out, because you're the one doing the work there.

3 What you don't do

Selling. Quoting. Finding clients. The work itself, you do: your role is the home. At the end of the visit, you create the invoice on site in the Beau-frère à louer app and hand it to the client.

Your first months, step by step

Six months to become the person a homeowner trusts

A homeowner takes the word of someone who has already fixed what they're inspecting. So you start with the work, and you keep doing it: inspection and the maintenance plan are added step by step. It's your job, paid from day one: the coaching happens during your working hours.

Month 1

The foundations

In the field, you do maintenance work and small repairs in our members' homes. You learn how we do things, the app and the safety rules. You observe inspections alongside an experienced lead.

You learn: the Beau-frère à louer inspection method.

Months 2 and 3

Co-inspections

You keep doing the work at our members' homes, and you inspect with a lead who reviews and corrects your work. You start writing maintenance plans.

You learn: how to write a maintenance plan. Milestone: end of probation, $500 bonus, group insurance 50% paid.

Months 4 and 5

Your first members

Members are assigned to you: you do their work and your supervised inspections, and you get your first plans approved.

You learn: following a plan over time, and an introduction to the condo maintenance logbook.

Month 6

Residential Maintenance Lead

Once your 10 supervised inspections are done and you've passed your training in building maintenance plans, you become a Residential Maintenance Lead, at $28.50/h, with your own portfolio: its work, its inspections, its plans.

Our pioneers are building the role

You're not following a set path. You're helping us map it out.

We'll be upfront: this role is new. Our first maintenance leads are helping us build it. Their questions, corrections and ideas will shape the inspection method, the maintenance plans and how we welcome the people who come after them.

We bring on only a few people at a time, so each one really has someone experienced by their side. If you like the idea of being among the first, and having a say in how the trade is done here, now's the time.

During your DVS in General Building Maintenance, you learned to read a building: its components, its systems, its plans, health and safety, communicating with occupants. That's the vocabulary of the lead role.

  • You know how to diagnose. Spotting a simple problem before it becomes a big one is the heart of an inspection.
  • You know how to read a plan and document. A maintenance plan is all about order, priorities and follow-up.
  • You know safety. With us, safety always comes before speed.
  • You know how to work in an occupied building. At our members' homes, you're in someone's home.

And where school leaves off, our field work takes over: all kinds of homes, homeowners who each have their own story, and a path that leads to a real lead role, with your preventive inspections, your maintenance plans and your own portfolio of homes.

A trade that gaining value

Since August 14, 2025, the law requires every condo association in Quebec to have a maintenance logbook prepared for its building; existing condos have until August 2028 to get their first one.
