GENERAL SUMMARY
Perform a variety of skilled and semi-skilled maintenance, repair, and construction duties to ensure city-owned facilities, grounds, rights-of-way, greenways, roadways, and sidewalks remain safe, functional, and well-maintained.
SUPERVISION
Supervision is provided by the Facility Maintenance II representative and the Deputy City Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Adhere to the City of Mt. Juliet Personnel Policy and Procedure Manual, established safety policies, and all required OSHA, TOSHA, and PPE requirements.
- Inspect, maintain, repair, and improve city-owned buildings, facilities, grounds, sidewalks, greenways, roadways, and rights-of-way.
- Perform preventative maintenance and routine repairs to city facilities, including carpentry, painting, drywall, flooring, doors, windows, locks, and general building components.
- Perform basic electrical and plumbing maintenance and repairs.
- Assist with general HVAC maintenance and troubleshooting; HVAC experience is preferred.
- Perform concrete repairs and installation, including sidewalks, curbs, pads, and related infrastructure.
- Operate, inspect, clean, maintain, and document maintenance performed on assigned vehicles, tools, equipment, and light-duty landscaping equipment.
- Maintain landscaped areas, including mowing, trimming, pruning, weed control, debris removal, and general grounds maintenance.
- Conduct routine facility inspections to identify maintenance deficiencies, safety hazards, and repair needs; coordinate work with other departments.
- Maintain accurate maintenance records, work orders, equipment inspections, and material usage documentation.
- Assist with facility renovations, construction projects, and other special assignments as directed by the City Manager, Deputy City Manager, or Facilities Maintenance II.
- Work independently while exercising sound judgment and maintaining productivity with minimal supervision.
- Perform other related duties as assigned.
MINIMUM QUALIFICATIONS
- High school diploma or equivalent required.
- General experience in facilities maintenance, building maintenance, construction trades, landscaping, or a related field preferred.
- General knowledge of building maintenance, painting, concrete work, plumbing, electrical systems, and grounds maintenance.
- HVAC maintenance experience is preferred.
- Valid Tennessee driver's license required.
- Equivalent combination of education, training, and experience may be considered.

REQUIRED
- Building maintenance, preventative maintenance, and repair techniques.
- Basic plumbing, electrical, carpentry, painting, and concrete repair methods.
- Grounds maintenance and landscaping practices.
- Safe operation and maintenance of tools, equipment, vehicles, and light-duty landscaping equipment.
- OSHA, TOSHA, and safe work practices.
- Inspecting, diagnosing, and repairing facility maintenance issues.
- Operating hand tools, power tools, landscaping equipment, and maintenance vehicles.
- Performing preventative maintenance and maintaining accurate maintenance records.
- Work independently with minimal supervision; adapt to changing priorities.
- Communicate effectively with supervisors, coworkers, contractors, and the public.
- Identify safety hazards and take appropriate corrective action.
- Work evenings, weekends, holidays, and on-call assignments as required.
PHYSICAL REQUIREMENTS
- Ability to stand, walk, climb, bend, kneel, crouch, crawl, and perform repetitive physical tasks for extended periods.
- Ability to frequently lift, carry, push, or pull materials and equipment weighing up to 100 pounds.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely work on ladders, elevated surfaces, and in confined spaces.
- Ability to operate city vehicles, maintenance equipment, hand tools, and power tools.
- Ability to wear required personal protective equipment (PPE).
