Job SummaryThe Unit Turn Technician reports to a Regional Maintenance Supervisor and is part of a team of other technicians responsible for preparing apartment homes for new residents and ensuring all maintenance tasks are completed to 11
Residential standards. Primary responsibilities include performing general maintenance and make-ready tasks such as ensuring timely delivery of market‑ready units, maintaining accurate turn tracking in company systems, and supporting the overall appearance and condition of the designated properties. This role requires travel to properties throughout the Greater Puget Sound Area. - Perform general maintenance and unit turnover tasks, including painting, drywall repair, and appliance replacement.
- Complete make‑ready duties such as repairing or replacing fixtures, blinds, windows, and cabinetry.
- Diagnose and repair plumbing systems, including faucets, showers, sinks, water heaters, dishwashers, washers/dryers, and garbage disposals.
- Assist with property work order completion as needed.
- Troubleshoot and maintain electrical systems including lighting, outlets, switches, ceiling fans, and breakers.
- Perform basic HVAC diagnostics and repairs and coordinate vendor support for complex systems.
- Replace and repair hardware such as doors, locks, handles, and window/patio door screens.
- Maintain the unit turn process and update the Make‑Ready Boards in our internal maintenance software, Happy Co, to ensure timely and consistent completion of tasks.
- Assist with flooring installations or repairs as needed.
- Provide occasional support for curb appeal and groundskeeping, including trash removal, pressure washing, and general upkeep.
- Safely work with paints, pool chemicals, and other potentially hazardous materials in compliance with safety standards.
- Troubleshoot and repair major and minor mechanical systems.
- Communicate daily with on‑site property staff to align on unit readiness and maintenance priorities.
- Always deliver professional and courteous customer service — on a scale of 1 to 10, we provide an 11‑level experience.
- Travel to various properties across the Greater Puget Sound Area.
- Other duties as assigned per business needs.
- 2+ years of experience in property maintenance, general maintenance/construction, and/or related field.
- Multi‑family property management experience is highly preferred.
- General working knowledge of HVAC and electrical systems, including troubleshooting of heating units, air conditioning, switches, elements, and outlets.
- General knowledge of major and minor mechanical systems.
- Basic computer and software skills including apps and Microsoft Office.
- Must be able to meet the physical requirements of the job.
- Strong written and oral communication skills are required.
- A valid driver’s license and reliable transportation is required.
- Must be able to travel to designated work sites throughout the identified portfolios.
- A high school diploma/GED.
- Must be able to work on‑site.
