About the Role

Raveshia Realty is developing Astoria, a premium residential high-rise in Bandra.

We are looking for a hands-on Project Manager to represent the developer on site and take end-to-end ownership of execution, including quality, timelines, coordination, and delivery discipline.

This is a core execution role, not a coordination-only position.

Key Responsibilities

Project Execution & Programme

- Own and drive the master construction programme
- Track milestones and look-ahead schedules
- Identify slippages early and implement corrective actions
- Run regular site coordination meetings

Quality & Finishes (Critical)

- Enforce execution as per approved drawings, specifications, and mock-ups
- Review and freeze materials, finishes, and samples
- Ensure consistent luxury-grade workmanship across all floors and units
- Reject non-conforming work decisively

Contractor & Site Control

- Act as the single on-site authority for contractors and subcontractors
- Review and approve method statements and work sequencing
- Control variations, claims, and delay justifications
- Ensure site discipline, QA/QC, and safety compliance

Design & Interface Coordination

- Coordinate architecture, structure, MEP, façade, and interiors
- Identify and resolve design clashes before execution
- Ensure buildability without compromising design intent

Cost & Commercial Awareness

- Coordinate measurements and running bills
- Work closely with finance and procurement teams
- Track cost impact of execution decisions
- Flag commercial risks early

Reporting & Governance

- Provide structured weekly progress reports
- Maintain risk registers and decision logs
- Escalate issues early with clear recommendations

Handover

- Drive snag-free handover planning and execution
- Coordinate de-snagging, documentation, and OC readiness

Candidate Profile

Experience

- 12–15 years of experience in building construction
- At least one completed residential high-rise from excavation to handover
- Prior experience as a developer-side Project Manager or senior site lead with full execution authority

Technical Background

- Bachelor’s degree in Civil Engineering (mandatory)
- Strong understanding of:
- RCC structures
- Finishing works
- MEP coordination
- Façade systems

Industry Fit

- Residential high-rise experience essential
- Luxury / premium project exposure preferred
- Mumbai experience strongly preferred
