The Construction Project Managerdirectsalloperationsforassignedconstructionandreconstructionprojects ,includingthosefollowingfire,water,storm,andotherpropertylossevents.
Servingasthesinglepointofcontactforcustomers,insurance carriers,subcontractors,and stakeholders,the Construction Project Managerisfullyaccountableforprojectexecutionfrominitialscopedevelopmentthroughfinalwalk -throughandcustomersign-off.
Thisrolerequiresstrongleadership,exceptional communication,andtheabilitytomanagemultiplecomplexprojectssimultaneouslywhilemaintainingthecompany'sstandardofquality,safety,and service.
PRIMARY RESPONSIBILITIES- Reviewlossandprojectdetails,includingtypeofloss,occupancy,andsquarefootageaffected,tobeginmobilizingresources.
- Conductthoroughwalk-throughsofprojectsites,assessing safety,businessinterruptionneeds,andstabilizationrequirements.
- Developfullscopesofworkandprojecttimelinesforresidentialandcommercialconstructionandreconstructionprojects.
- Preparecompleteandorganizedscopesofworkusing Xactimateorcomparableestimatingsoftware.
- Analyze material,labor,permitting,andequipmentrequirementsforeachproject.
- Negotiatescopeandestimateapprovalwithcustomers,insurance adjusters,andotherstakeholders.
- Executechangeordersandmanagescopeadjustmentsthroughouttheprojectlifecycle.
- Scheduleandcoordinateallsubcontractors,trade partners,andmaterialsuppliers.
- Ensureallworkcomplieswithplans,specifications,localbuildingcodes,andscoperequirements.
- Conductpre-constructionmeetingswithcustomersandprovideongoingdailyprojectupdates.
- Performdailysiteinspectionstovalidateschedule,progress,andqualitystandards.
- Defineandassigndailyworkordersforallpersonnelonsite.
- Ensuresubcontractorscompleteallworkinaccordancewiththeirpurchaseordersandscopes.
- Verifymaterialdeliveriesmatchpurchaseordersexactly.
- Coordinateinspectionswithlocaljurisdictionsandpermittingauthoritiesasrequired.
- Serveastheprimarypointofcontactforcustomers,clients,andinsuranceadjustersthroughouttheproject.
- Manageandelevatecustomersatisfactionateverystageoftheproject.
- Providedailyprojectnarrativeupdatestocustomersandinsuranceclientsasneeded.
- Addresscustomerneedsdailyastheprojectprogressesandresolveissuesproactively.
- Conductfinalwalk-throughswithcustomersandsecuresigned
Certificates of Completion and Satisfaction . - Compile,manage,andresolvepunchlistitemsthroughtoprojectcompletion.
- Reviewprojectbudgetsandjobcostingtomaximizeprofitmarginsoneveryproject.
- Mentorandprovidedirectiontoassistantprojectmanagers,superintendents,andfieldstaffasassigned.
- PartnerwiththesafetyteamtoensurejobsitecompliancewithOSHAandallapplicableregulatoryrequirements.
- Minimum3-5yearsofexperienceinconstruction,reconstruction,orgeneralcontractingrequired.
- Proficiency in Xactimaterequired.
- Strongknowledgeofconstructionoperations,scheduling,andbuildingcodes.
- Highlyorganizedwithstrongattentiontodetailandtimemanagement.
- Musthaveavaliddriver'slicenseandbeabletotraveltojobsitesasneeded.
Thisin-personrolerequiresflexibility,on-call availability,andadditionalhourstomeetbusinessdemands. - Mustbeauthorizedtoworklawfullyinthe United Statesandabletosuccessfullycompleteabackgroundchecksubjecttoapplicablelaw .
- Commercialandresidentialconstructionexperiencerequired.
- Insuranceclaimsandadjustingexperiencepreferred.
- Combinationofoffice-basedandjobsitework.
- Prolongedperiodsofsittingatadeskandworkingonacomputer.
- Frequentuseofhandsandfingersfortyping,writing,andhandlingdocuments.
- Walking,standing,bending,andreachingatjobsites;occasionallyclimbingladdersandstairs.
- Frequentdrivingtoandbetweenjobsitesandofficelocations.
- Liftingandcarryingofupto
30pounds;occasionallymorewithassistance. - Abilitytowearpersonalprotectiveequipment(PPE) whenonjobsites.
- Occasionalexposuretojobsiteconditionssuchasheat,cold,dust,moisture,andnoise.
- Closeanddistancevision,depth perception,andtheabilitytoadjustfocus.
- Physicalstaminatomovebetweensitesandremainactivethroughouttheday.
